5) In addition to the following, you must obtain an authenticated affidavit from the landowner declaring that he will not become landless as a result of the planned transfer and that if he does, he will not claim any benefit/land under any scheme designed for the benefit of landless persons in the State.

6) You will have to get enough documents/certificates because you will be purchasing land for the purpose of building a residential home. These documents/certificates include:

  • A permanent residence certificate from the Tehsildar or Magistrate of the area concerned.

  • Affidavits from co-shares of the land to be transferred stating that they have no objections.

  • Certificate of no objection:

  1. Where the land to be transferred overlooks the Public Works Department's State or National Highways.

  2. If the land to be acquired is in an area where the provisions of the Himachal Pradesh Town and Country Planning Act 1977 apply to the Town and Country Planning authority in question.

  3. If the land to be acquired is in the municipality's municipal area.

7) A copy of the employee's consent if you work for the government or in a public undertaking/autonomous body.
