I am here to help you with that. To calculate UDS, you will need to apply the following formula: UDS = Your apartment’s super built up area / Sum of all apartments super built up area x total area Here is an example for your understanding and convenience Let us assume that you have a flat in a building which is constructed on a land piece of 2000 sq. ft. The building has 7 flats of 1000 sq ft. and you own 2 of them. UDS = 2000 / 7000 x 1800 sq ft. UDS = 514 sq ft. The builders nowadays mention UDS on the sale agreement with other property details. I would have never known about the Undivided Share of Land: UDS calculation formula if my father had not bought a property. He was asked to pay Rs 50 lakhs for a 2bhk property and he was quite ready to pay it until my grandfather stopped him. He asked my father about the UDS and my father was not able to answer much. How to calculate UDS in apartments?

Calculating UDS is important as when the apartments go for renovation or the government acquires it or brings it down, the property owner can get compensation on the basis of their undivided share of land which they have on their name so it is very important.  Formula The UDS calculation formula is Individual apartment super built-up area/ Sum of all apartment’s super built up area * Total land area    Example Suppose you have a 3bhk flat in a complex that has a total number of 200 flats 100 are 1bhk 50 are 2bhks 50 are 3bhks Total area suppose is 40,000sq ft Constructed area of 1 bhk flat is 500sq ft 2bhk is 1,000 sq ft 3bhk is 1500 sq ft   Total land area of the society would be: (100*500) + (50*1000) + (50*1500) = 1,75,000 sq ft Your UDS (3BHK) will be then = 1500/175000 * 40000 = 340 sq ft For 2bhk it will be 1000/175000 * 40000 = 228 sq ft For 1bhk it will be = 500/175000 * 40000 = 114sq ft Just put up the values following this formula and get your  UDS percentage calculator To get the percentage, simply divide the value by the total value and then multiply it by 100 Percentage= (value/total value)*100%  I hope the concept of UDS calculation is all clear to you now. How to calculate UDS of land?

There is a formula to calculate UDS of land. Just divide the square footage of a unit by the sum of the square footage of all units multiplied by the total land area. Here is it- Entire built-up area of an individual apartment / Addition of all flats’ area (built-up) x Entire Land Area of that project. For example, there are 5 flats in a building each with 100 sq feet and the building is 1,000 sq ft of land then the USD will be- 200. UDS, or Undivided Share of Land, is the portion of common areas and land owned by each unit in a multi-unit development like apartments or housing societies. It denotes the share of total land and common spaces assigned to each apartment or home within the larger complex. It is very easy to understand how UDS is calculated. Just use the formula:  UDS = (Super built-up area of your unit / Super built-up area of all units) x Total land area and get your answer. 

How is UDS Calculated?

There is a basic formula that is used to calculate the UDS value which I have mentioned above. You just need to divide the super built-up area of your unit by total units and multiply the result by the total land area. For example, suppose the
  • Total land area is 10 acres
  • SBU or Super Builtup area is 1,500 sq ft and the SBU of all units is 15,000 sq ft. In such a case, the UDS will be:
  • UDS = (1,500 / 15,000) x 10 acres = 1 acre
