S&P Adornia is the latest project of

S&P Foundation Pvt. Ltd., a real estate development company that has flourished in the market since 2004. I checked out this project myself since I really have trust in this developer. Here are some of the minute details that you must know

This project will have only 30 units on 0.47 acres

This project will be a five-storeyed building consisting of only 3 BHKs

All the apartments are Vastu-compliant

Other specifications are

• The structure of this building is RCC framed

• Ceramic tiles have been used for balconies and toilets

• You will get stainless steel sink and granite platform in your kitchen

• Acrylic emulsion will be used for painting the inner walls

• For outer walls weather shield paint will be used

• Hardwood frame will be used for bathroom, utility and bathroom doors

• Main doors will have teakwood frames

• Windows will be of glass

• Provisions will be made for AC, geyser and even exhaust

S&P Adornia is providing 3 BHK apartments but trust me the apartments are not at all spacious. I witnessed a lot of issues during my visit there so let me list them here-

• Poor drainage

• No provision to drain storm water

• Amid small-scale industrial area so traffic is always there

• Poor roads

• Highways are at least 5-6 km away

I was initially interested in buying an apartment here but due to poor connectivity, I cancelled my plan. I will not rate this project anything more than 1.8/ 5 in this S&P Adornia review.
