How much commission I've to pay to property dealer when buying a flat in Mumbai?

I have come across this question a lot. People ask 'how much commission do real estate agents take?' Usually the real estate agents commission in Mumbai is 1.5% to 2% of the sale value. However, it depends on the type of property, location of your property and honestly, your negotiation skills. 

For example, if you sell a property worth Rs. 7500000, then you will have to pay Rs. 150000 going by the 2% commission deal.

There are a few things which you must be aware of while you are dealing with a broker:

  • Signing an agreement with the broker beforehand:

    This is advisable in order to avoid any discrepancy between you two.

  • Tell them what you want:

    It’s really important to convey all your expectations clearly. In order for them to do their job, it’s important that you communicate every detail clearly.

  • Don’t sign documents without full knowledge:

    It’s very important that you know what you sign on. Even if you know that your broker is genuine, you must not take any risks.

Dealing with a broker can be tricky. A real estate commission agent charges as per the price of the property. I agree with Ms Shreya on this one. Generally, an agent fee can be 1.5% or 2% of the sale value. So, I would suggest you not to fall into the trap of real estate agent commission. You will have to pay a huge amount of money for nothing. Instead, you can search online and go for a site visit on your own. A broker can sell you a property with legal discrepancies so be very careful when you are talking to an agent. Always run due diligence before purchasing a property from an agent in case you have already selected a house.
