What are the differences between Carpet Area, Built-up Area and Super Built-up area?

Hello, We all have come across terms like carpet area, built-up area and super built-up area. But very few of us know the actual difference between these three terms. So, here is what these terms actually mean: a. Carpet Area The area that is covered under the carpet area is usually the space from the door entry of your house i.e. space from the inner walls. It includes Bedroom, Balcony, Kitchen, Living/Dining and Toilet. This is how the carpet area is calculated: Carpet area = Sum of all Area (Bedroom + Living room + Balconies + Toilets) — The thickness of the inner walls b. Built-up Area In the built-up area, the space covered is internal and external walls and it also includes ducts and the interior part (carpet area space). This is how the built-up area is calculated: Built-up = Area Carpet Area + Area of walls + Area of Utility & Interior part. Generally, the built-up area is 20 % more than the Carpet area. c. Super Built-up Area Super built-up area consists of the built-up area plus the common areas. Common areas include corridors, lift lobby, lift, etc. Areas that are excluded are roof terrace, water tank, lofts, parks, driveways, garden and so on. This is how the super built-up area is calculated: Super built-up Area = Built-up Area + Proportionate Common area

On the other hand Super Built-up Area can be deemed as built-up area plus the common areas. Common areas are inclusive of the corridors, lift lobby, lift, etc.

When my father used to speak with real estate brokers about purchasing houses, I had no idea about the difference between built up area and carpet area and super built-up area. When I questioned him about the comparison, and this is what he told me.

• Carpet area

My father told me that it corresponds to the actual space inside the building's walls that can be covered with carpet or other flooring materials. It does not include common areas such as hallways, staircases, and lobby thickness. You can actually store furniture and other belongings in this area.

Formula to find carpet area:

Carpet area = (area of bedroom + living room + kitchen + balconies + toilets) -- the thickness of the inner walls

• Built-up area

It covers both the carpeted area and the wall-occupied space. It also covers the area that common amenities like terraces and balconies occupy. This is the real area that is built, complete with balconies and inner walls. It provides a more realistic picture of the overall amount of space you will have in the home.

Formula to find built-up area -

Built-up area = Carpet area + area of walls + area of the balcony + area of ducts and walls + 1/2 the area of the terrace

This is the difference between built up and carpet area, that my father informed me of.

• Super Built-up Area

It comprises the area that is devoted to the built-up area as well as a reasonable part of shared facilities like the lobby, stairs, and other facilities. This is the entire area that the builder or developer would figure out when setting the property's price. 

Formula to find super built-up area - Super built-up area

= Built up area + area occupied by amenities like lifts, elevator, the veranda, swimming pools, garden, clubhouse, staircase, lobby, lifts stairs (proportioned to the housing unit)
