Floor area is the usable area of the land or plot in construction. It is the space taken up by the building. The floor area is calculated as Gross Floor Area (GFA), Gross Internal Area (GIA), and Net Internal Area (NIA). The municipal bodies of a locality decide the Floor area ratio. How to calculate floor area ratio?

The floor area ratio is calculated by taking into account the total usable area in the building and area of the land on which the building is constructed. Here is how to calculate floor area ratio:

Floor Area Ratio = Total usable building area / gross area of land on which the building is constructed

For instance,

A developer has a 35000 sq ft of land on which he has constructed 5 floors of 10000 sq ft each, the floor area ratio will be calculated as follows:

FAR = (5 X 10000) / 35000

FAR = 1.42

Please note that FAR cannot exceed more than 2.5.

The simple formula for calculating the floor area ratio is, 

Floor Area Ratio = Total Building Floor Area/ Gross Lot Area

Here, the total building area is the total area that the building is constructed on a piece of land.

The gross lot area is the total land area, which is within the limits of the complete property plus the centre line of the street or road nearby.

If the floor area ratio is on the higher side, it denotes that the building is being constructed in a densely populated area.

The floor area ratio is different from one place to another. This is because it is specified by the respective local municipal corporations. It normally does not exceed 2.5.
