I went to this project a few times. However, I identified a number of locational issues that I'd like to highlight in this

Godrej Woodland

review.

  • Due to the existence of potholes and inadequate drainage, the area is prone to flooding during the monsoon season

  • Water supply issues have been reported in Carmelaram, HSR Layout, and Sarjapur. The majority of residents rely on private water tankers

  • Residents find it difficult to get around the city because of poor bus service along Sarjapur Road

  • Some locations around Sarjapur Road are experiencing power outages

  • Narrow parts of road in Sarjapur Road, as well as insufficient street lights and walkways, pose safety concerns

The idea and concept of this

Godrej Woodland

Project are appealing only in their brochures. You may own a home in a gated community.

A few weeks ago, I paid a visit to this property. I discovered that the Sales team had little understanding of how things would work. They couldn't answer basic queries like extra parking spaces, civil work ownership, and so on.

The salesman's phone kept ringing with personal calls, and he was easily sidetracked.

They claimed to have 600 or so plots for sale, but only presented alternatives for 5 of them. Others were unavailable, he said. This happened during the pre-launch period.

There were no actual plots to be found. They have scale models of the alleged schemes.

The salesman couldn't even fetch a simple measuring tape when we asked for the dimensions to be measured in front of us.

We requested a callback from the sales representative in order to clarify our concerns. That, too, never occurred. When we inquired about his phone number, he didn't even provide it to us.

It was, in general, a really disappointing experience.

Hi Buddy,

It's a complete waste of time; during the conversation, their pre-sales staff stated that the price for 1500 sq ft is 49.99 lakhs plus 7-8 lakhs for registration, etc. When you arrive, they tell you it's 65-70 lakhs and that all plots are sold out, with just luxury plots remaining. It's a long way out of town, and when you ask them to call and explain, they say that we'll have to come down to get further details. Please do not go there since you will have a terrible time. It's a long way from the city and not worth the money! Their weakest spokespeople, who lack credibility, have just added to their troubles! Under the false marketing/sales tactics these folks are spewing, this is one of the most costly pieces of land you will ever acquire.

Hi Buddy,

I own a plot of land on the

Godrej Woodland Sarjapur road

. Godrej has created a stunning project. I bought a 30x60 plot there and am pleased with the work so far. Their staff provides detailed updates on a regular basis, and the projects are progressing well. The project is forest-themed, and the work being done appears to be in keeping with the brochure's lovely images.

So far, Godrej has delivered on its promises, and it has been a wonderful experience. The adjacent lake adds to the project's charm. The amenities and facilities have been thoughtfully designed. This is a rising zone that is ideal for long-term investments.

In terms of all the questions and possible ideas, the Godrej staff has been quite helpful and attentive.

Hi, I have been looking at some investment options and I came across Godrej Woodland Sarjapur. I researched a bit and came to know that the prices in this project are between Rs.

7000 and Rs. 9000 per sq ft.

. The growth over years has been as follows:

  • 2019-2020: 7%

  • 2018-2019: 9%

  • 2017-2018: 10%

Since the Godrej Woodland Project is located in Sarjapur, it has great connectivity to tech hubs on Outer Ring Road, Electronic City, and Whitefield. There are many hospitals in the area such as Sakra World, and Columbia Asia. There are many cafes and eateries which are opening up in this area and inviting the night party goers. However, such a buzzing area is prone to experience traffic jams during the peak hours.ย 

Since Godrej is a reputed builder with many awards in its kitty, they offer good construction quality and have delivered projects on time previously.
