I read your question related to how to negotiate rent for an apartment, and I am here to give you some simple solutions for it. I have been living in a rented apartment for a year and know the pain of looking for a place under budget. During my search, I convinced the landlord to lower the rent by making fair points. These include suggesting the right amount of rent by doing research on the rent trends in the area, noticing the shortcomings of the particular flat, being polite and more. So, let me share all these tips with you in detail.

How to Negotiate Rent as a New Tenant?

Here are some ways that will help you to negotiate rent better.

  1. The first point is to be gentle and polite with your approach. You should present yourself as confident, but remember to be polite in your tone at the same time. This not only presents you as a decent person who would take care of the rented place, but the landlord is more willing to hear your side and consider it.

  2. You should tell how you differentiate from other tenants, in terms of being the right person to keep the house well maintained. What I did was I mentioned the timely payments I made to my previous landlord and how there were no complaints of noise from the society during my stay. You can use such points in your favour to convince the landlord to decrease the rent a bit. Also, give them your previous landlord’s contact details to check if what you said is true.

  3. Lastly, quote a price carefully according to the demand of the area. Make sure to not go too low, as it won’t be entertained by the landlord. Ideally, I recommend you quote a number slightly less than your budget, to keep room for negotiation from the landlord’s end.

I hope this answers your query regarding whether can rent be negotiated for an apartment or not. Use these ways carefully to come at a price that suits both you and the landlord. Some related information: How does Leave and License Agreement compare with Rental-Agreement in India? Does the case change if you are an owner of a property in Bangalore?

I moved to Bangalore last year and the rent was too high to afford a 1 BHK in the HSR area. For an unfurnished 1 BHK, I was asked to give 22K. I was really upset but one of my colleagues helped me out. He was too good at landlord tenant negotiations so he was the one to negotiate on my behalf. There were a lot of factors he highlighted and the rent came down to Rs 17,000. You should know such strategies so that you too can negotiate.   How to decrease apartment rent?

The 1 BHK I live in now is spacious but was not furnished so charging Rs 22,000 was actually too much. Here is what my friend did to decrease the rent

  • He first compared the rent of the 1 BHKs located near mine and got an idea about the rent there. He mentioned to the owner that there are many apartments available for a cheaper price so if he does not decrease the rent, we might have to shift somewhere else.

  • I was planning to live in that apartment straight for two years and as soon as I mentioned it, the owner seemed pleased. Usually, owners also want good tenants for a long time so that they do not have to search much so you can use this strategy.

  • Owners want sober and simple tenants so that they can avoid being in any chaos so try to be gentle, cool and calm during such conversations. Both I and my friend talked with him decently and hence succeeded in decreasing the rent.

  • Another way to reduce rent is by highlighting some negative things about the apartment. In our case, we had nothing much apart but they did not have any parking space. I was planning to have a scooty so I just mentioned this point to him.

You can decrease the rent by helping the landlord with

  • Cleaning the backyard whenever needed

  • Helping him/her out with some of their tasks

  • Giving tuition to their children at least once a week for free and more.

However, these can turn out to be hectic so I will suggest you avoid them. If you have more tips on how to negotiate apartment rent, please share them with us here.

So best of luck with the landlord tenant negotiations.
