My landlord has been threatening me and asking me to vacate the house before our agreement is over. This has been going on for quite a few weeks and thus, I called a lawyer friend of mine and asked him can a landlord throw out my belongings. Here is what he told me.

My lawyer friend told me that a lawyer is not allowed to enter my premises without my consent. Following that he told me about the covenant of quite enjoyment, which are

• The use of the rented premises is exclusive to the renter and this happens as soon as the rental agreement is signed. 

• The landlord ensures that the premises are in good condition and per building codes and guidelines.

• The tenant should be able to use the premises quietly without facing any disturbances. 

After telling me about that, he also told me about the instances when a landlord can move my personal belongings. 

• In case of emergencies. 

• Abandonment

• When the tenant moves out.

• After eviction

• When there are health and safety violations

• Legal orders or police requests.
