The Government has eased the process of how to get separate patta from joint patta. However, there is some confusion regarding how to get separate patta from joint patta. 

 

You need to go to Tahsildar's office to separate your patta with the required documents. The documents needed are:

  1. Xerox copy of the Sale Deed and the original copy. In case you have taken a Home loan you must provide the NOC document from the loan provider.

  2. The copy of the current patta should have the seller's name in it.

  3. Encumbrance certificate. 

  4. ID proof such as Aadhar card, voter card, pan card.

  5. Application form.

Mostly Tahsildar office offers e-service centers, so the officers will direct you to go to the e-service centers to change the patta name.

You need to give all the documents mentioned above except the application form. Pay the amount required for the application form.

 

You will get a receipt after your payment. You can also track your application ID online.

After applying your application will be transferred to the Village Administrative Officer (VAO) if your property comes under the village category. Your application will be processed within a couple of weeks.

  1. You can write an application to the respective authority after 15 days of property registration. You can request them to start the procedure by providing all the necessary documents mentioned by Suryansh above. 

  2. If you have provided all the necessary documents, you can expect to get the transfer done in 15 days.

  3. If you don’t get a response from the respective authority within 1 month, you can file an RTI request under the Right To Information Act to know the status.
