As a tenant, I love Mahadevapura for its proximity to Phoenix Marketcity and Bagmane Tech Park. Daily commute is easy and the area feels lively and well-connected.

I am a tenant and Ienjoy living here but find the water tanker dependency a bit annoying in summer. The locality is otherwise clean and safe.

I invested in Mahadevapura after researching metro connectivity. With the Blue Line work progressing, I expect much better accessibility and higher value in the next couple of years.

As a tenant, I appreciate the number of food joints, gyms, and malls nearby. VR Bengaluru is just a short auto ride away. Never feels dull here

Too many new launches in East Bangalore right now, should I wait or buy a flat in Mahadevapura?

Been looking at flats in Mahadevapura for a while now and lately it feels like every other day some new project is launching in East Bangalore...so many builders are putting up projects in Whitefield, Gunjur, Hoskote side that it's getting confusing...prices are already quite high here but with this much supply coming in, I'm wondering if waiting a few months might get me a better deal. Has Raste Gundi Gamana app in Mahadevapura actually worked for anyone?

BBMP launched this Raste Gundi Gamana app back in 2024 for reporting potholes. It has been almost 2 yrs now...anyone from Mahadevapura zone, especially Whitefield, Marathahalli, Varthur side, actually got a pothole fixed through this app? I reported few potholes, got docket number and all, but status just shows as resolved while the pothole is still sitting there...some complaints they just transfer to another department and no update after that. What has been your experience and how long did it actually take?

96 new metro trains in 2026, will Purple Line rush hour crowd finally reduce?

BMRCL is bringing 96 new metro trains in 2026, but the real question is will the Purple Line crowd actually reduce during morning and evening rush hours? People coming from Mahadevapura, Whitefield side are fed up because right now you can't even get inside the train during office hours...you have to wait and let 2-3 trains go...there are only 57 trains running for 10 lakh passengers daily...will this benefit the people in Mahadevapura?

Getting a 10 percent rent hike in Mahadevapura, is this fair or am I being looted?

My landlord in Mahadevapura just dropped the news that rent is going up by 10% this April..I have been staying here for around 2 yrs now and every year some hike is happening. I know Mahadevapura is close to ORR and IT parks, so demand is always high. But 10% feels a bit too much. Is this the normal hike people are getting in Bangalore right now or should I push back and negotiate? Need honest advice.

Mahadevapura zone gets Rs 175cr for road repairs, but are only IT park roads going to benefit again?

I just read that Mahadevapura zone is getting Rs 175cr to repair around 101 km of roads this year...this sounds like a big amount on paper, but honestly I am not too excited. We have heard this kind of news many times before, and most of the time only main roads near IT parks get touched up, while inner streets stay in the same broken condition. So I wanted to ask people staying in different wards here, has any road in your area actually been repaired recently? Or is it the same story again?

It’s honestly both a growth and a traffic headache. More tech parks mean jobs, rents, and business will grow, but Mahadevapura is already struggling with congestion and weak infrastructure, and even officials admit it needs massive upgrades to cope.

If you think it’s better you’re clearly not commuting during the Metro Girder nights. They shut the bridge every other week for the Blue Line work. It’s basically a tactical survival exercise now 😑😑 The only thing moving fast here is my stress level 🙂🙂

It’s slightly better on some days due to diversions and tweaks, but overall, it’s still inconsistent, and peak-hour traffic, metro work, and bottlenecks keep it a daily struggle.

New cafes or weekend spots in Mahadevapura that are actually worth visiting?

Mahadevapura has been changing so fast lately...new cafes and hangout spots keep opening around Whitefield, Brookefield, Hoodi, and ITPL side, but half of them are either overpriced or shut down in few months. I am tired of going to the same Phoenix or VR Bengaluru every weekend...so people living in this area, which new places opened in 2026 that you have actually been to and would genuinely recommend? Drop your honest reviews.

If you're a coffee person like me...Blue Tokai in VR Bengaluru is solid👌try their chilli cinnamon mocha, it's unique...also Slay Coffee near Palm Meadows, Siddapura side is super underrated. Single-origin beans from Chikmagalur, and they actually care about how they brew ☕ Quiet, WiFi works, no crowd. Perfect for WFH days when you want to get out of the house!!

Honestly, good new spots exist, but mostly around Whitefield/AECS. Mahadevapura itself still lacks standout options, so you’ll usually step out a bit for better weekend cafés.

Too many new launches in East Bangalore right now, should I wait or buy a flat in Mahadevapura?

Been looking at flats in Mahadevapura for a while now and lately it feels like every other day some new project is launching in East Bangalore...so many builders are putting up projects in Whitefield, Gunjur, Hoskote side that it's getting confusing...prices are already quite high here but with this much supply coming in, I'm wondering if waiting a few months might get me a better deal. Anyone else in the same boat? What are you guys doing?

Forget market timing 📊 Is your EMI under 40% of take-home? Got emergency fund after down payment? Job stable? If yes, buy. If no, even a crash won't help you...I've seen IT folks taking 1cr+ loans while AI layoffs are happening 😬 FOMO se ghar mat lo 🚫

More launches won’t really bring prices down in Mahadevapura, and the demand is still strong, so you’ll see offers or discounts rather than cheaper flats. Buy if you find a good deal and don’t wait for a price drop.

Has Raste Gundi Gamana app in Mahadevapura actually worked for anyone?

BBMP launched this Raste Gundi Gamana app back in 2024 for reporting potholes. It has been almost 2 yrs now...anyone from Mahadevapura zone, especially Whitefield, Marathahalli, Varthur side, actually got a pothole fixed through this app? I reported few potholes, got docket number and all, but status just shows as resolved while the pothole is still sitting there...some complaints they just transfer to another department and no update after that. What has been your experience and how long did it actually take?

Forget the app....tweet at @ABORBBMP and @BBMPCares with photos and location...tag the local MLA also. I got a pothole fixed in 5 days through Twitter when the app complaint was sitting for 2 months with no action...sad but public shaming works faster than any app in this country!! 😑😑😑

bro here's a stat from my society group...out of 15 potholes reported in the Varthur-Gunjur stretch this year, 0 were actually fixed... one guy even got a 'fixed' photo in the app that was clearly of a different road. The app is basically a placebo for citizens. If you want a real fix... you have to wait for a VIP to visit the area or for a protest..this is pathetic.

96 new metro trains in 2026, will Purple Line rush hour crowd finally reduce?

BMRCL is bringing 96 new metro trains in 2026, but the real question is will the Purple Line crowd actually reduce during morning and evening rush hours? People coming from Mahadevapura, Whitefield side are fed up because right now you can't even get inside the train during office hours...you have to wait and let 2-3 trains go...there are only 57 trains running for 10 lakh passengers daily...will this benefit the people in Mahadevapura?

96 trains is the total order, not all coming at once...first batch is only 3 trains by jun 2026..the rest will come slowly over months. So don't expect magic overnight. By the time all trains actually start running, it'll probably be 2027. This is Bangalore metro we're talking about, nothing happens on time here!!!🤷🤷🤷

well considering the packed situation rn, the 96 trains across both lines will eventually bring the peak-hour frequency down from the current 5-6 mins to 3 minutes which is a win...so let's just keep the hopes high😕

Honestly this summer is better than last year...cauvery V stage has started covering many parts of Mahadevapura now so some apartments are finally getting piped water instead of depending on borewells and tankers...if your society hasn't applied for the connection yet, tell them to do it fast..it's really helpful..

just checked my individual meter..my bill is up by 8% because of the tariff hike and the society tanker surcharge 😐😐Looks like I'm moving to 5 min showers for the rest of the summer....btw, is anyone actually getting Cauvery Stage V? BWSSB keeps saying it’s rolled out but my layout is still waiting because of the Varthur road widening mess ughh

Yes, bills have gone up slightly, but the bigger hit is tanker dependency. Our apartments now rely heavily on tankers due to groundwater issues, and summer demand has also made it costlier.

Getting a 10 percent rent hike in Mahadevapura, is this fair or am I being looted?

My landlord in Mahadevapura just dropped the news that rent is going up by 10% this April..I have been staying here for around 2 yrs now and every year some hike is happening. I know Mahadevapura is close to ORR and IT parks, so demand is always high. But 10% feels a bit too much. Is this the normal hike people are getting in Bangalore right now or should I push back and negotiate? Need honest advice.

Always negotiate, never just accept...tell your your landlord you'll do 5% and that's fair...explain him that finding a new tenant means the flat stays empty for a month or two, plus painting and cleaning costs...most landlords will settle in the middle if you talk nicely. Don't just say yes without trying!!👍👍👍

well its the same everywhere..across blr, most agreements state this 5-10% hike every 11 months to 1 year..BUT its not something you can't negotiate. even my agreement had this 10% hike after 11 months but i had a word with the owner and we have settled now at 5%...actually, most owners would rather keep a reliable tenant for 5% more than risk a random for 10% :)

Mahadevapura zone gets Rs 175cr for road repairs, but are only IT park roads going to benefit again?

I just read that Mahadevapura zone is getting Rs 175cr to repair around 101 km of roads this year...this sounds like a big amount on paper, but honestly I am not too excited. We have heard this kind of news many times before, and most of the time only main roads near IT parks get touched up, while inner streets stay in the same broken condition. So I wanted to ask people staying in different wards here, has any road in your area actually been repaired recently? Or is it the same story again?

The real problem is not the money, it is the quality...contractor takes the tender, lays a 2 inch layer of bad asphalt, and within 6 months first rain washes it away....then next year same road, same tender, same contractor, same disaster. 🤬🤬🤬Until BBMP fixes accountability, even 1000 crore won't help 😶😶😶

lol it's a total fail fr...the 175 cr is a drop in the ocean when you consider how many roads have been dug up for Cauvery Stage V and gas pipes...they patch one hole and dig three more the next day. Until there is actual coordination between agencies, these are just fancy headlines to keep us from complaining for a few months..

Honestly, you’re not wrong as most big repair budgets end up fixing main IT corridor roads, while inner residential streets often stay neglected or get temporary fixes. So expect some improvement, but probably not a complete change everywhere.

Will the Blue Line metro on ORR really make a difference for daily commute from Mahadevapura? I keep hearing about it, but not sure how much it will actually help once it starts. How practical will it be for office travel? Not sure about station access, last-mile options, and how crowded it might get during peak hours.

I'll believe it when I board the train...first 2023, then 2025, now end of 2026, some people say 2027...metro will save you from ORR jam, true...but your door to door time won't drop as much as you think. Last mile is still auto or rapido loot!!!

If it fully opens by the end of 2026 as planned...yes! It will turn the most congested road in India into a predictable commute. You can actually plan your life again but be ready for the station crowds..:)

Yes, it should help a lot as the Blue Line runs directly along ORR through Mahadevapura. I am quite happy that it would start as my life would become so much easier now.
