People are nice and well-mannered. The house owners are good except for some nosey-parkers. Following are my personal observations: 1. Town-planning is non-extant making the place appear like a huge slum. 2. Amenities like public toilets, dust-bins, footpaths are also non-existent. Wherever there are footpaths they are either shabbily constructed or have rampant and unlawful parking on them. 3. Public transport is crowded. 4. Modes of transport like Rickshaw are complete rip-offs and full of frauds and dupes devoid of any social or moral responsibility. 5. Other modes of transport like OLA and Uber lack work ethics and are exhorbitant due to pathetic traffic conditions. 6. Residential structures are are an absolute mess, with buildings sticking to each other and built haphazardly with no garbage management. 7. Infrastructure is in shambles with ridiculously narrow roads that lead to dead-ends increasing travel time by manifolds. 8. Renting out places is a big business with PGs, Brokers, Agencies exploiting people callously. Prices are artificially manipulated and inflated beyond logic. Places that are not even worth one fourth of their rent-value are rented out at a premium by taking undue advantage of the people's helplessness, who are mostly working professionals. Comparatively, house-owners are much better and seem to understand the desperation of the professional crowd. 9. All in all there is a total dearth of governance and management with people who seem acclimatised to miserable living conditions and are oblivious to quality living. This applies to surrounding areas of Yemalur as well. 10. Although there are major commercial, technology and hospitality hubs around, they do not seem to add value to the life of the common man of the country. I personally feel that rather than falsely creating a hype about a place it is better to boldly face and voice the ground reality.

It’s not flashy but functional as there are lots of local shops, decent apartments, and not too noisy. Roads can be better, but at least I don’t spend hours in traffic anymore.

Been staying here for six months. Local vendors are friendly, and it feels safe. Wish the drainage was better as one rain, and the whole street’s a swimming pool.

Visited a friend’s place and it’s like the city forgot one corner of the map. Still, loved the local feel. Fresh veggies, dosa joints, and surprisingly friendly neighbors.

I rent a 1BHK here and it is peaceful, yet close to major IT hubs. But roads? A nightmare during rains. Great if you work in Bellandur or ORR.

Area has potential but needs better civic planning. I invested for rental income, and it’s working. But for capital appreciation, still needs more infrastructure push.

Whats good about Yemalur

Frequently asked Questions

What is the average price of properties in Yemalur?

The average price of properties in Yemalur varies depending on the size, location, and amenities. 1 BHK flats are priced around Rs. 40-50 lakh, while 2 BHK flats range from Rs. 60-80 lakh. More significant 3 BHK properties tend to be above Rs. 1 crore. Premium projects near ORR may cost 15-20% higher.

What is the rental yield in Yemalur?

Rental yields in Yemalur range between 2-3% of the property value. Typical rental income for 1 BHK is Rs. 10,000-15,000, 2 BHK Rs. 15,000-25,000 and 3 BHK above Rs. 25,000. Tenants are mainly working professionals employed in nearby tech parks and hospitals.

What is the resale value of properties in Yemalur?

The resale value of properties in Yemalur has increased steadily over the years at an average of 8-10% annually. Improved infrastructure, robust real estate market fundamentals, and strategic location drive it. Properties purchased five years back at Rs. 4,000-4,500 per sqft can now be resold at Rs. 5,500-6,000 per sqft.

What is the process to buy a property in Yemalur?

The typical process involves selecting property, negotiating the price with the builder/owner, conducting legal, due diligence of ownership documents and property approvals, registration of sale deed after payment of full consideration, and application for utility connection. A reputed channel partner can facilitate end-to-end assistance and ensure compliance.

Which is the best property type to invest in, Yemalur - resale or under construction?

It depends on the investment goal and risk appetite. Resale properties are more liquid for quick exits but may provide lower returns than under-construction ones over the long term if the location gains prominence for capital appreciation and rental income; both a ready-to-move-in flat or nearing completion project work well if purchased from trusted developers.
