NRI Layout Bangalore is an established, affordable residential neighborhood in eastern Bengaluru with pincode 560016, bordered by Kalkere, K Channasandra, and Ramamurthy Nagar near Outer Ring Road. This peaceful, multicultural locality features family-friendly spaces near Horamavu Agara Lake alongside essential institutions like SLS International Gurukul and reliable local markets. The area is well connected, sitting 6 km from K.R. Pura Metro Station on the Purple Line and 4 km from Krishnarajapuram Railway Station, keeping commutes to Manyata Tech Park under 25 minutes. In 2026, average property rates hover around Rs. 5,943 to Rs. 6,739 rupees per sq ft, where 2 BHK and 3 BHK independent houses and mid-rise apartments face high market demand.
Good mix of families and working people. No loud traffic or noise. Few nice eateries nearby. Rent is reasonable. Bit far from main roads, but okay if you have a bike.
I bought an apartment here in 2016. Calm residential layout. Family-friendly, decent water supply. Not many big stores, but essentials are nearby. It’s developing steadily without losing charm.
I’m Chirag and I work in a IT company. I came to meet a friend. Loved how calm it was. No traffic honking or rush. Roads were clean and felt safe walking around.
We’ve been living here for over five years. It’s clean, peaceful, and neighbours are helpful. Roads are good. Not too crowded. No metro yet, but manageable with cabs and buses.
Area feels safe, even late night. I like walking here as there are quiet streets and less pollution. No big malls around, but basics are all close. Commute can be tricky without personal vehicle.
Living here is pretty decent since Kalkere Main Road has all kinds of small grocery stores and food options nearby. Catching an auto to Benniganahalli metro station is quick. Rents are also not crazy like main areas.
Water supply is a regular pain in NRI Layout. Cauvery connection is missing in most blocks so we spend a lot on private water tankers every week. Borewells are also going dry quickly now.
The streets here are mostly calm and there are some good schools right around the corner. Walking around the layout blocks feels very safe even after dark. Daily basic shopping is also fully sorted.
Getting to Manyata for work is manageable but the traffic at TC Palya junction during rush hours is very frustrating. The internal roads are also a bit narrow for cars when two-way traffic comes.
Garbage dumping on the empty plots has become a big issue lately. BBMP vehicles do not come regularly to collect waste from houses. Streetlights are also completely broken on several internal cross roads.
Very quiet and neat layout compared to the rush of Outer Ring Road. Most daily needs like medical shops and vegetable vendors are at walking distance. Good residential vibe for retired life.
I visit the area often to meet friends and the lanes are nice for a walk. But finding a parking spot on the roadside is tough since streets are narrow. Heavy traffic near the main entrance gates.
Plot values here are increasing fast because it is close to major tech hubs. Rental demand from office goers is steady throughout the year. It is a solid area for investment despite the water issues.
Staying in a PG here is quite easy on the pocket. Local mess facilities and photocopy shops are right there on the main road. The only downside is frequent power cuts during rains...
The bad condition of Kalkere Main Road is hurting my business. Customers avoid coming because of potholes and dust from moving traffic. Even a little rain creates massive water logging right in front of the shops.
