Hebbal is a great area and Mariyannapalya is even nicer and quieter than core city areas. Rent is so much better here compared to whitefield and koramangala. I am renting a 1.5 bhk at 14,000 here. its also close to my office and evenings feel very quieter in the lane i live in

The area has developed greatly in recent years, but still theres no metro directly from here. which feels like a major lack. But properties here are much reasonable and maintainence costs also fair not bank breaking

There’s a certain comfort in living here—everything you need is either walkable or a short ride away. Public transport is regular, and BMTC buses are easy to catch. However, parking is tight, especially inside older apartment complexes. The area feels safe, even during late evenings.

Visited a friend last weekend and was surprised at how much the area has developed. The roads are decent, and there are plenty of options to eat out. It’s still not touristy, which I liked. But traffic can pile up near junctions during office hours.

We’ve been living here for over a decade. The rise in real estate value has been steady and encouraging. I do wish the civic authorities paid more attention to developing green spaces. But the schools and hospitals nearby are a big plus for families.

Rental demand has been consistent, especially from IT professionals working near Manyata Tech Park. Yields aren’t sky-high yet, but with infrastructure expanding and metro connectivity improving, the area holds long-term promise. Slight congestion is a concern but manageable.
