Kammanahalli offers high rental yields due to demand from students and tech workers. I invested in a 1BHK apartment and got tenants within a week.

As a visitor, I loved exploring the eateries and boutiques. It felt like a mini Indiranagar but more budget-friendly. Very cosmopolitan feel.

I've been renting in Kammanahalli for over a year. The cafes, gyms, and constant buzz make it lively. It’s safe even at night, and commuting to Manyata Tech Park is super easy.

Last year, we bought a flat expecting metro development, but the pace is slow. Appreciation has been decent, but I expected more from this location by now.

I love owning a home here. I’ve never had trouble finding tenants. The locality has evolved beautifully in the last decade.

The rent is fair and location is convenient, but cleanliness could be better. Garbage disposal is often irregular especially in smaller lanes.

Kammanahalli in Bengaluru is a lively, cosmopolitan neighborhood with great connectivity, diverse dining, and shopping options. While vibrant and convenient, it faces traffic congestion and parking issues during peak hours.

I live near the kammanahalli main road and every possible essential is walking distance. but roads get very jammed during peak hours and even walking is difficult

Civic amenities are okay but can be better. the drainage and road conditons are getting worse. and the area also lacks green spaces which makes it hotter and more congested

Lots of good cafes and restaurants nearby. My office is also close so this area works great for me

Rent is a bit higher in some parts. It's hard to find a good value for money flat here. Inner pockets are very congested and not livable as there are just too many buildings and less breathing space. I also wish footpaths were better maintained

If you pick buildings away from the main roads then this will have good profits. rental demand is healthy as it is close to many popular areas and business hubs.

Stayed in Kammanahalli for a year and here is my honest warning

I have been staying in Kammanahalli for over a year now and honestly it is not as great as people make it sound. Restaurants and shops are nearby but the traffic near the main circle is worse during peak hours. Parking is a constant struggle and the noise never really stops. Does anyone feel the same?

Rent is just one part!! add water tanker charges...maintenance...and the fact that you'll eat out way more because there's a restaurant every 10 steps. 😂😂😂Kammanahalli quietly drains your wallet if you're not careful!!🤣 🤣

the only real L in Kammanahalli is the parking and the water imo.. If you move slightly away to a gated society, you get a swimming pool, gym and guaranteed parking. here you’re mostly looking at independent floors where parking your car is a daily fight 😶😶😶

I’d pick Kammanahalli for its balance and good social life. It also has good connectivity, and daily convenience. Indiranagar, Koramangala, or HSR are premium areas.

Why pay extra in Kammanahalli when Banaswadi is literally 10 mins away...I save 5-8k on rent and still hang out in Kammanahalli every weekend..same food..same cafes..just my address is different. Smart move if you ask me. 🤔🤔🤔

bro kammanahalli is an absolute vibe if you love a neighborhood that actually has a soul:) i feel its one of the few places in blr where you get that youth energy without the corporate feel of Whitefield or the high rent of Indiranagar/kora.. plus I LOVE the food scene here..so many cafes and street food at such cheap rates!

it's a wholesome neighborhood. there are parks, cafes and malls around too.. i am here with my family since 2020..and its honestly very cosmopolitan and has a family friendly vibe too..still i'd say avoid the very narrow, dim lanes behind the main commercial stretch after midnight..

Compared to most Bnglr areas...Kammanahalli is actually on the safer side for late nights...it's not Koramangala level posh but the constant activity makes it feel secure. Way better than staying in some quiet outer area where you reach home at 10 pm and the whole street is dark and empty...actually busy is good for safety in Indian cities...😏😏😏

well i haven't had any safety issues here..it's pretty vivrant and well lit..one major L for me is the parking and narrow lanes. If you own a car, finding a spot near the cafes is a literal boss fight. It gets pretty crowded on weekends ..

Kammanahalli is famous for one thing, the crowd is super cosmopolitan...north east indians, mallus, tamil, and telugu people...that's why food scene is unreal, you get authentic Naga, Korean, Lebanese all in one road. For young couples and bachelors it's heaven...but for a traditional joint family wanting a quiet Blr, maybe not the best fit.

It is a total hidden gem for families who do not want to be bored. You can walk to a cool cafe for brunch and then also go park with the kids. It is way more wholesome than Koramangala which is just pure chaos...i feel the balance here is actually elite.

Variety is there...but the crowd is also thumba now...on weekends the Nehru Road stretch becomes a circus. Finding parking for car is a psych headache. If you want to try new cafes or some cute rooftop spots, go on a Tuesday or Wednesday. Saturday night is just people pushing each other😖😖😖

Bro for bachelors this is the best spot...it's not as expensive as Indiranagar but way more happening than Hennur or Banaswadi...you can save time because you don't have to travel far for gym, groceries, or a drink..this area is safe, chill, and has got very easy going vibes...

If your office is in the Bellandur-EcoSpace stretch, stay away....even though Kammanahalli is in the East-ish Bangalore, getting to the ORR via Tin Factory is a mental health hazard...that 12 km journey can easily take 1.15/1.30 hr one way...it's not worth the stress unless you only go to the office once a week...

If your office is near Manyata Tech Park then Kammanahalli is honestly a good location. It’s like 5-7 km...so roughly 15-30 mins usually. and even with traffic it’s manageable

The biggest issue with Kammanahalli is the lack of a nearby metro station...you have to go all the way to Indiranagar or Baiyappanahalli to catch a train...if you don't have your own vehicle, you’ll spend half your salary on Rapido or Uber because the internal bus connectivity to the tech parks is pretty average...

Bro...honestly, it is a bit overpriced now...owners are asking 35-40k for a decent 2 bhk just because it's in Kammanahalli...the roads are so narrow and parking is a very big problem...you can get a much bigger & better house in Banaswadi for 28k.

If you ask me...Banaswadi is the real winner for budget. I stay in a 2 bhk in Banaswadi and pay at least 5k-8k less than what my friends pay in Kammanahalli for the same amenities...honestly it takes only 10 mins to reach Kammanahalli, so why pay premium rent just to live on a noisy main road? Think about it!

Food actually depends on your lifestyle...from my experience, Rent ~13k, food ~10k and rest basic expenses…that's for a mid-range lifestyle but if you keep eating out and going out often, budget will shoot up..

I have been staying here for 8 mnths so let me give you my rough monthly total...Rent 15k food and groceries 7k, commute by metro and occasional auto around 2.5k, utilities 2k, random expenses 1.5k. So I am spending close to 28k to 30k per month without any big outings or shopping...add another 5k if you go out on weekends regularly..

I have been staying in Kammanahalli for over a year now and honestly it is not as great as people make it sound. Restaurants and shops are nearby but the traffic near the main circle is worse during peak hours. Parking is a constant struggle and the noise never really stops. Does anyone feel the same?

I have been here since 2020 and the change is very visible...what used to be a chill residential area slowly became a commercial hotspot and nobody planned for the extra load it would bring...more restaurants and cafes sound great until you realise every weekend your street looks like a Saturday market and noise goes on till midnight easily!!

safety is okayish here. I've personally felt safe coming back late after office. There are usually people around till late because of restaurants and shops. Main roads are well-lit too...still like any other area, you need basic awareness

For someone new to Bangalore this area is actually good.. Third Wave Coffee, Glen's Bakehouse, decent pubs, gyms, dance studios, parks, all within 10-15 mins reach....you will meet people, make friends, and build a social life faster here than in any quieter area...
