I invested in a 2BHK flat close to BSF Campus mainly for the peaceful environment and decent long-term potential. The area is surrounded by established layouts and has strong security due to the campus presence. Appreciation may not be very fast, but it’s steady and safe.
Visited my cousin living next to BSF Campus. It was so peaceful compared to other areas in Bangalore. Roads were clean, no litter around. I felt very safe walking with my niece in the evening. Area feels very family-friendly and quiet.
My PG is close to BSF Campus. I work in Rajajinagar, and this area gives a good balance, less chaos, better air, and easy bus access. Not many commercial places here, but for someone like me who prefers calm after work, it’s ideal. Lots of uniformed people around, so I feel very safe even when coming back late.
My wife and I bought a small plot near the BSF Campus in 2018. The locality is not commercialised, which I liked. It's a great place for end-use or even retirement later. Market value has gone up decently, and infrastructure is reliable.
Living near the BSF campus area is quite chill. Markets along the Bagalur main road are close by for daily vegetables and groceries. Streets are safe and well lit even if you walk late from the bus stop.
The traffic near Bagalur Cross during peak hours is a proper nightmare. It easily takes 20 minutes just to cross that single junction on the bike. Dust from the constant traffic makes it worse.
This area is very peaceful compared to central Bangalore. Mornings are quiet for walks near the perimeter roads. Only issue is getting an auto inside the inner lanes, they ask 100 rupees for short distances.
Plenty of small tea shops and budget eateries around here, which is great. But the internet cables keep snapping because of tree branches, and water comes only for 2 hours in the morning.
Safe streets and clean surroundings are the best parts here. Security around the defense area makes the whole locality feel secure at night. Finding a parking spot on the main road is tough though.
Garbage piles up near the corner empty plots and the BBMP guys do not clear it regularly. The smell gets bad when it rains. Customers complain because there is no space to park cars outside shops.
Getting to this part of Yelahanka is easy by BMTC buses. But the footpaths are completely broken or blocked by vehicles near the main gates. Walking here is a big headache in the evenings.
Rents around this pocket are holding up well, around 15k for a decent space. The roads are wide enough and water tanker supply is reliable compared to other outer areas.
This side of town is still green and cool, which I love. But public transport to the main city is less. You absolutely need your own bike or car to manage daily life here... otherwise you get stuck.
Power cuts are a daily pain here now, sometimes 3 hours in the afternoon. Roads inside the layouts have huge potholes that fill up with dirty water during rains. It feels totally ignored.
