Great place for families. Schools, parks, and healthcare facilities are all nearby.

Banaswadi is safe overall, but some isolated areas feel a bit deserted at night. Need more streetlights.

Green locality with steady property value appreciation assuring good return on investment. Rental demand is also high here

The locality is good overall, but noise levels near the highways and main roads can be annoying.

I love this locality for its numerous restaurants and eateries. Street food is hard to find in this city, but here it’s amazing and easily available.

Locality is good overall but there is too much dust and pollution near the commercial areas. Keeping my house clean is a daily challenge

The biggest plus is how close it is to Kammanahalli and HRBR Layout. there's lots of cafes, supermarkets and gyms. But the internal roads get crowded with parked vehicles and two wheelers especially during evenings.

The area feels safe and friendly. Streets have people around even later in the night. but some inner lanes do not have proper footpaths and streetlights

Roads need better planning. Some are fine but others are narrow and choke easily during peak times.

Parking is a bit headache in non gated apartments but the area in general is good and vibrant

Banaswadi has been consistently on demand because of its central location and access to tech hubs. The growth depends on the road widening and traffic management

Banaswadi noise pollution from highway and construction, any legal noise limits being enforced?

Living in Banaswadi but can't sleep because of constant honking, drilling, and highway traffic noise? Sounds familiar, right? Bangalore has clear noise limits, 55 dB in day and 45 dB at night for residential areas, but who is actually checking? KSPCB and BBMP get complaints daily, but action is rare. Has anyone here actually got their noise complaint resolved?

Is Banaswadi safe enough for solo women tenants?

I am a 26 year old woman moving to Bangalore for work. Banaswadi came up as an affordable option with decent food and connectivity. But I will be living alone and commuting by auto or bus. For women currently living solo in Banaswadi, how safe do you feel? What time does the area get quiet? Are autos and ride-shares readily available after 9 pm? Any specific societies or sub-areas you would recommend for a solo woman prioritizing safety?

Banaswadi apartment maintenance charges are skyrocketing anyone else feeling the same?

Maintenance bills in Banaswadi keep climbing every year, but the lifts, security and cleaning stay the same. Some pay per sq ft, some equal split, and many feel the numbers just don't add up. Residents, share your real figures, your rate per sq ft, flat size, and what your society actually provides. Are these hikes genuine or just poor budgeting?

Why does Banaswadi still not have a proper vegetable market?

Buying vegetables in Banaswadi is a real task. The space is cramped, garbage and rotten waste lie around, and the smell with flies makes it worse. No proper drainage, so rains turn it slushy. Vendors spill onto the road, adding to traffic. Clean toilets, parking and dustbins are missing. Does the area need a new market, or can this one be fixed?

Are Banaswadi stray dog complaints increasing as BBMP does not have a long term plan?

Banaswadi stray dog issue is getting worse in many areas now. Residents keep complaining about dogs chasing bikes, barking all night, and scaring kids and elderly people inside layouts. Many people feel BBMP only reacts after incidents happen instead of doing proper sterilisation and vaccination regularly. Some blame random street feeding, while others say poor planning is the real issue. Is any proper long term solution actually happening?

Banaswadi roads being dug up for the 4th time this year, zero coordination between departments

Residents in Banaswadi are frustrated with roads getting dug up again and again, with no proper coordination between BBMP, BWSSB, BESCOM, and other agencies. Freshly laid roads are reopened within weeks, causing traffic, dust, waterlogging, and daily inconvenience for everyone. Why is there no proper planning between departments? Are locals seeing any improvement at all, or is this becoming a never-ending problem in the area?

Banaswadi locals, where do you feel unsafe walking alone after dark?

Banaswadi is mostly fine but some pockets really feel sketchy after 10 pm. Inner lanes of Dodda Banaswadi, the stretch near Banaswadi railway station, and some back roads behind HRBR are too dark and empty. Stray dogs in packs, bike riders without number plates speeding around, and barely any streetlights working. Locals please share which exact lanes you avoid and where you feel safe walking alone at night?

HRBR, Kammanahalli, and Dodda Banaswadi, what is the rental secnes in 2026?

Banaswadi has quietly become the new favourite for renters, but the rates change a lot from one lane to the next...HRBR and Kammanahalli are now touching Indiranagar prices, while Dodda Banaswadi and Subbaiyapalya still give you a 2 bhk under 25k. So which area actually gives the best value in 2026? Drop your area, your rent, and the issues nobody told you about.

BBMP burning toxic waste near Banaswadi residential areas, what action can residents take legally?

Multiple residents in the Dodda Banaswadi area have reported BBMP contractors openly burning mixed waste including plastic near residential zones. The smoke is causing breathing problems, especially for children and elderly residents. The smell is unbearable during early mornings when burning usually happens. Has anyone filed an RTI or environmental complaint about this? Which department should residents approach, KSPCB, BBMP waste management cell, or directly the courts? Looking for practical legal steps we can take as a community.

it's an absolute joke. BWSSB digs it for pipes, BESCOM digs it for cables, and BBMP finally covers it with substandard mud that washes away in one single shower🤷‍♀️🤷‍♀️ There is zero improvement on the ground😶😶

Will it improve? Honestly no...the broken system is profitable for too many. Every dig = tender = contractor = commission. If roads stayed intact 3 yrs...the whole pipeline dries up. The bug is the feature. Own a vehicle with good suspension, keep a dust mask, accept Bangalore roads are permanent construction sites!!

Honestly, it’s become a repeating cycle in Banaswadi as different departments work separately without coordination, so roads keep reopening, and most locals feel there’s very little real improvement despite constant digging and repairs

Locals please share which exact lanes you avoid and where you feel safe walking alone at night?

the Banaswadi railway station road and the dark underpass right next to it gets super dark after 10pm. Drunkards hanging around the corners and completely dead streetlights mean you should never walk there alone. If you're coming late by train..just book a cab directly from the platform side

Main road till 11 pm is genuinely fine, you'll always find autos and shops open. But the back roads behind 80 ft road, especially the ones connecting to Babusapalya, are pure darkness after 9 pm...bike guys without number plates do slow circles around women walking alone, happened to me twice...I now take Ola from metro even if it's 1.5 km, that 80 rupees is my safety tax 💸. Don't risk it for the walk!!

Most locals feel okay on main HRBR and Kammanahalli roads, but quieter inner lanes near Banaswadi railway station, Dodda Banaswadi interiors, and poorly lit back roads are usually avoided late at night.

Dodda Banaswadi is the sweet spot for budget. Got a spacious 2 BHK standalone floor for 22k. HRBR is pretty and all but spending 45k there just for a fancy cafe view ain't it. The only issue here is relying on tankers which takes extra money and also gives shortages

Kammanahalli 2BHK independent floor is 35k and 6 months deposit...food street is real, metro 1 km away but the inner lanes have stray dog issue and footpath is very less. Water is borewell, Cauvery comes 2 days a week...landlord here are getting greedy because Manyata people keep paying whatever they ask...

HRBR is the most expensive and polished, Kammanahalli is lively with mid-high rents, while Dodda Banaswadi is comparatively cheaper and calmer, overall, rents across all three have noticeably increased in 2026

Hit them in order...KSPCB first, they have NGT backing, call 080-25589111 or mail complaints@kspcb.gov.in. Parallel file on Sahaaya 2.0 app for BBMP Solid Waste cell. No action in 30 days, go NGT directly, open burning already attracts ₹25,000 fine per incident...
