While buying or selling a property it is important to conduct due diligence and ensure that all the documents are genuine and verified by the authorized person from the government. But how many of us really know how to verify property documents online or offline? Not many right? When I was finalising a property in Bangalore and almost finalised the deal a few months ago, I came across the same hurdle, this is what I did..  Honestly, I have been in and around the real estate industry for a quite long time and I have an overview of how things go, what are the requirements and how to crack a good deal but I faced a challenge back in October 2020 when I got stuck on how to verify property documents online since the pandemic was still there. It took me almost 3 months to get the right property and I did not want it to slip away. I tried searching for online solutions and that is when I came across NoBroker Legal Services. Honestly, I am very careful when it comes to buying services online and this decision had to be a certain one as there was a deal at stake. So, I dug a little more and after I was satisfied, I signed up. I bought the Buyer Assist Pack essentially as it ensures complete assistance from property verification till registration.  I was offered the help of an amazing property lawyer and a NoBroker Relationship Manager Kanupriya who was kind enough to understand my needs. I was clear that I needed to verify the property, its documents and get it registered under my name legally so they started by understanding the deal I was making with the seller and suggested that I leave the rest on them. I asked Kanupriya if it was possible for her to get things done quickly, possibly in 45 days at max and she took it up as a challenge. Within 42 days, the lawyer drafted the sale agreement with all the clauses, meanwhile Kanupriya took care of home loan application and its approval, the lawyer and Kanupriya’s team helped me with the verification of all the property documents (occupancy certificate, khata details, encumbrance certificate, property title, etc.). Soon after we executed the sale deed and got the property registered under my name. I will be grateful to Kanupriya for her proactive services or else I wouldn’t have closed the deal within this short span of time. You too can choose  NoBroker Legal Services I bet you won’t regret it.

Many state governments in India have online portals where you can access property-related information and verify documents. The guide for online property document verification is provided below. The Central Registry of Property Records (CRPR) provides online access to property records registered under the Registration Act, 1908.
  • Each state may have its own portal for land and property-related information. For example, in Maharashtra, you can use the Maharashtra Government's land records portal called "Mahabhulekh" or "Maharashtra Bhoomi" to verify property documents.
  • Once you're on the relevant government portal, look for the section related to property records or land records. You may need to enter specific details about the property, such as its survey number, village or city name, district, etc.
  • After entering the required details, you should be able to access information about the property, including its ownership details, survey maps, encumbrance certificate, property tax details, etc.
  • Check the details provided in the online records against the physical documents you have. Verify important information such as property boundaries, ownership, encumbrances, etc.
  • While online portals provide convenient access to property information, it's also a good idea to cross-verify the details with the local Sub-Registrar Office or relevant authority responsible for property registration.
