Which Authority Approves BMRDA Layout?

Your property's location determines who approves your BMRDA layout.

1. If your property is in Anekal, Hoskote, Kanakapura, Magadi, or Nelamangala, the Local Planning Authority under BMRDA is normally in charge of the approval process.

2. BIAAPA (Bengaluru International Airport Area Planning Authority) approves properties located in the Bengaluru Airport corridor.

3. If your property is within Bengaluru's city limits, you must obtain approval from the Bengaluru Development Authority (BDA).

Ask the seller which LPA governs the plot, and then visit that authority's website. A generic "BMRDA site" search will not yield results because the BMRDA does not publish a full layout database.

How to Check BMRDA Approval Online?

1. Check which LPA (Nelamangala, Anekal, Magadi, etc.) governs the specific survey number.

2. Go to the LPA's website (or the BMRDA's website) and look for the authorised layout list by survey number or developer name.

3. Cross-check the permission number. You can ask the developer for the sanction plan and unique approval number, then compare it to the portal listing.

4. Check the DC/NA conversion certificate, which shows that the land was legally converted from agricultural to residential use.

5. Look up the project on the Karnataka RERA portal (rera.karnataka.gov.in) to validate legal registration, which is required for layouts larger than 500 sq.m.

6. Finally, create an Encumbrance Certificate using Kaveri Online Services to rule out any disputes or existing loans on the land.
