Should I Pay for Super Built Up Area?

Investors must know that the government orders pay only for carpet area not super built up. It has become mandatory for all builders to sell property based on carpet area, i.e. the available area within the walls of the property. So you will have to pay for the carpet area and not for the super built-up area.

• The super built-up area includes the carpet area plus common spaces like corridors, lobby, and amenities, often inflated by a proportionate share of these shared spaces.

• Carpet area refers to the actual usable floor space within the walls of a property, excluding common areas and walls. 

Now as per RERA, it has become compulsory for the builders to sell properties as per carpet area and not super built-up area. This will help the buyers be aware of what they are choosing and for what area they are paying.

However, it is always better that you have a detailed discussion with the builder before investing in a property and clarify whether their properties are priced on carpet area or super built-up area.
