MHADA flats are provided to lower and middle-income group houses across the state by the Maharashtra government. The flats are sold under the MHADA scheme all across Maharashtra. The rates are generally low and it has a specific criteria for getting these flats.
Once, the allotment of flats is done, the owners cannot sell the flat for 5 years. After 5 years, however, you can sell it back to the Maharashtra government only. As these flats are purchased at lower rates, the government has made it mandatory that if anyone wants to resale the MHADA flats, it can be only done by selling it back to the government.
MHADA will buy these houses at prevailing government ready reckoner rate. They are going to inform the property registration and stamp duty department not to do registration of these flats. So, the only way to sell MHADA flats is to sell it back to Maharashtra government.
