  1. If you want to register a sale deed through Kaveri Online Services in Karnataka, first visit the Kaveri 2.0 portal.

  2. Create an account and log in using your registered credentials. After signing in, go to the Pre-Registration Data Entry section and select Document Registration.

  3. Choose “Sale Deed” as the document type and enter essential details such as the execution date, number of parties involved, and page count of the deed. 

  4. Next, provide complete information about the buyer, seller, and witnesses exactly as mentioned in their identity documents.

  5. You must then enter property details, including the property type, location, survey number, district, and the Sub-Registrar Office (SRO) where the registration will take place.

  6. Once the property information is filled in, use the portal’s valuation tool to calculate the applicable stamp duty and registration charges.

  7. After verifying the calculations, upload the required documents, including the sale deed draft, identity proofs of all parties, address proofs, PAN cards where applicable, and any supporting documents such as a No Objection Certificate (NOC) if required.

  8. The next step is to pay the stamp duty and registration fee through the available online payment options and generate the challan. 

  9. After successful payment, book an appointment at the selected SRO through the portal by choosing a convenient date and time slot.

  10. On the appointment day, the buyer, seller, and witnesses must visit the SRO with original documents for biometric verification.

  11. Once the Sub-Registrar verifies the documents and approves the transaction, the sale deed is officially registered and recorded in government records.
