You must have heard this saying: where it can rain, it can flood. However, while shopping for a new house not many property buyers ask this question – How to find out if a property has flooded before? You should ask this question if you’re looking for property near large water bodies.

The government has shared a list of some areas across India that are termed flood-prone areas and this makes up to 12.50% of the country’s total area as per the Geological Survey of India.

Some states that have the highest area marked as flood-prone include:

Punjab, Uttar Pradesh, Haryana, West Bengal, Assam, Kerala,  Bihar, Gujrat, Orissa, and Andhra Pradesh

Recently, there was a case of rising water levels of the Yamuna in Delhi which caused the govt. to give alerts to close areas, such as Usmanpur, Okhla, Geeta Colony, Railway Bridge, Akshardham, Madanpur Khadar, Garhi Mandu, etc.

So, how to know “is my home in a flood zone” or if the property falls in flood-prone area?

  • Check the online portal of the Geological Survey of India. So far, the Indian terrain has 4 flood-prone zones including Central India and Deccan region, North West Region, Ganga Region, and Brahmaputra Region.

  • Check the paperwork and see if there is a point regarding the property falling under a flood zone.

  • You should check with your insurance agent as well

You will face these issues in case your property is in a flood-prone area:

  • Waterlogging in areas around causing traffic jams

  • Fear of flood water entering your property

  • This water can be the cause of several diseases, such as Cholera, Dengue, etc.

Now you know everything about homes in flood zones.

Consult NoBroker’s Legal Experts to Check Property Title and to Check if the Property Falls in Flood-prone Zone.
