Summary
To check property ownership online in Mumbai, use the official Mumbai Property Card portal (for Mumbai City properties) or the Maharashtra Registration Department’s e-Search portal to verify registered sale deeds and ownership history. Keep details like the CTS number, property address, owner name, or document number ready before searching. You can also use the Mahabhumi portal or app to view property records by entering district, taluka, village, and survey details.

Hi, Priteiesh85! The overall goal is the same in Mumbai and Bangalore. You must verify that the seller is the legal owner, that the ownership history is accurate, and that there are no legal or financial difficulties over the property. But the paperwork and portals are completely different. Mumbai has a centralised state system (Property Card, 7/12, Index-2 via Mahabhulekh), but Bangalore depends on municipal records (Khata, Sale Deed) through Kaveri Online Services.

What Documents and Records Should You Verify in Mumbai and Bangalore?

Although the verification method is the same, the records you verify differ in each city.  In Mumbai, verify:
  • Property tax receipts
  • MahaRERA registration for newer projects
  • Index II will confirm the most recent registered transaction
  • Property Card or 7/12 Extract (based on the property's location)
  • Encumbrance information obtained from Maharashtra registration records
  • Share Certificate and Society NOC for units in cooperative housing societies.
In Bangalore, you have to check:
  • Property tax receipts
  • Encumbrance Certificate (EC)
  • Occupancy Certificate (OC)
  • Khata Certificate and Khata Extract
  • A-Khata or B-Khata status
  • Sale Deed and Mother Deed are crucial documents for establishing the ownership chain in cooperative housing societies.

How Can You Confirm the Seller Actually Owns the Flat?

  • Always cross-check property ownership documents against state land records for at least 30 years to ensure accuracy.
  • Verify the absence of loans, legal disputes, or dues.
Consult a property lawyer for a title search before any agreements or payments, particularly in cities like Mumbai or Bangalore, to confirm ownership and avoid disputes. I hope this helps. Get Due Diligence Done Before Buying Any Property in Mumbai by NoBroker Property Lawyer.

How different is verifying a flat in Mumbai compared to Bangalore, like is the whole process of confirming the seller actually owns the property totally different here?

Here is how to check property ownership online in Mumbai;

  1. For properties in the Mumbai City District (Island City) area, use the “Property Card” service on the official Mumbai City Collectorate website (

    https://mumbaicity.gov.in/en/property-card/

). Go to the website, login or register if required, navigate to the Property Card section. Input CTS number or property identifier to fetch the card.

  2. Another useful portal is the state registration department’s e-Search (

    https://esearchigr.maharashtra.gov.in/

) for registered documents (to check sale deeds, conveyance etc). On the registration department site (eSearch), input document number or owner name or property details to view registered documents and check chain of ownership.

Before you start your search online, get the following ready:

  1. CTS No. (City Survey Number) or Plot/Survey number for city property (especially Mumbai City District).

  2. District, Ward/Zone, Street/Plot address details.

  3. Owner name (optional in some searches) or document number.

  4. Registered document number or year (if checking deed via registration portal).

This is all about how to check property ownership online in Mumbai.

Hi. You can easily find land records online through the Bhulekh Maharashtra portal. I was also unaware about how to check property ownership online in Mumbai until last year. We bought our first 2 BHK apartment and consulted our lawyer for property verification. It was then I learned the process. Let me share how I found the details.

How to Check Property Ownership Details Online?

For any kind of land records information, the easiest and fastest way is to visit the Mahabhumi portal. But sometimes, the website doesn’t work, and it takes longer to load. So, an alternative way is to use the Mahabhumi app. Here’s how I found my ownership details online.

  1. I visited the

    Mahabhumi website.
  2. Then, under the free services, I clicked on the ‘Bhulekh (View Online 7/12, 8A, Property Card)

  3. This will lead you to another page, where you can enter all the details like district, taluka, village, etc.

  4. After filling in the details, I submitted it, and the system showed me the property details.

So, this is exactly how I could get my property ownership details in Mumbai.

How to Use Mahabhumi App?

In case the official website doesn’t work or you need an alternative way, here’s how I’d suggest using the app to get all the details.

  1. Download the Mahabhumi App.

  2. Go to the ‘Property Records’

  3. Then, enter all the required information related to your property.

  4. Finally, click on submit. This will fetch you the ownership details.

I hope you get the details easily from these methods. If you’re still feeling confused, I would suggest you read this:
