As far as I know, you can add a co-owner to your MHADA property after the lock-in year of five years from the date of purchase. You can also execute a sale deed or gift deed after the lock-in period. Read more:

Can we add mother as a co-owner in a mhada won property, if beneficiary is unmarried and have to take benefit of PMy? Please answer my question as soon as possible
