I'm working in BKC, and Safed Pul is one of the few places where I found a decent 1BHK within budget and still close to my office. It's ideal for short term rentals. Not many luxury or modern facilities nearby

The connectivity is great here, especially to workplaces like Bandra Kurla Complex. Property rates are reasonable too but you may have to compromise on high-end lifestyle amenities nearby. There's lack of big malls and cafes so may have to travel far.

The locality doesn't have structured space. It's very congested and often crowded. Water supply is a major issue here which means it's not consistent and will have to store and use as much as possible.

The buildings here are old and don't have lifts or proper security. You have to compromise on amenities for the location and budget here.

I’ve owned a small building here for years. It’s close to both Kurla and Sion, which keeps the demand for rentals high. Always occupied. The only downside for me is that resale value isn't skyrocketing like in other parts of Mumbai. It’s been more slow and steady here.
