I’ve been renting a 2 BHK in Hutchins Road for over a year. The road network is solid and I rarely have connectivity issues, but finding parking during weekends is still a bit tricky. The neighbourhood feels secure, especially for someone like me who often returns late from work. The only downside is occasional garbage pile-ups during monsoon, but it gets cleaned fairly quickly.

I was in Hutchins Road last month visiting a friend. It’s a surprisingly quiet place for North Bangalore. The cafes and bakeries nearby are underrated, and it’s easy to reach from central Bangalore. However, I did notice traffic piling up near Pottery Road during evening hours. That’s probably the only thing that bothered me.

We’ve owned property here since 2007 and have seen the neighbourhood evolve steadily. The schools and hospitals nearby are a huge advantage. I do wish the metro connectivity was closer, but the demand from tenants has been consistent, especially with tech parks within reach. The community here is respectful and diverse, which is hard to come by in newer localities.

As someone focused on stable rental yield and capital growth, Hutchins Road checks most boxes. The steady rise in property prices over the past five years is encouraging. Though the area isn’t ultra-modern like some newer zones, its proximity to business parks like Manyata Tech Park and Kirloskar makes it a safe bet for long-term investment.
