Evening commutes are fairly manageable from here, which was one of my key reasons for renting. There's a lot happening around the area, from good schools to convenient grocery options. The lack of covered parking in many independent buildings is a bit of a downside. Weekends can get noisy near the main roads, but the internal streets are peaceful. Overall, it works well for someone like me who values both proximity and peace.

Visited a friend living here and was honestly surprised by how green the inner lanes are. It didn’t feel like a congested part of Bangalore. Getting in through the main roads was a bit tricky during peak hours, but once inside the layout, it’s calm. The area has a balanced vibe—neither too commercial nor too isolated. A good mix of everything.

We've been living here for 8 years, and watching the area develop steadily has been satisfying. The roads have improved, street lighting is decent, and crime has rarely been a concern. We have schools and hospitals within a short drive, and even grocery delivery is never an issue. Only drawback is that traffic is unpredictable on weekends, especially near the Outer Ring Road junctions.

Rented out two units here over the last three years, and occupancy has been steady with very few gaps. What makes this area a strong investment is the demand from tech professionals working near Manyata and Kirloskar. The only challenge is that certain inner streets need better upkeep. But the returns, considering the price appreciation and rental value, make up for it.
