Been renting a 3 bhk in Richmond Town for a few years now and honestly confused whether to finally buy or just keep renting. Prices here have gone crazy, even a decent flat is 3-5 Cr now and EMI comes to almost 3x my current rent. Rental yield is also barely 2 to 2.5 percent so investment wise also doesn't feel great. Been staying in Richmond Town for a few years now and my landlord is asking for a 10% rent hike this April...I've always paid on time and never caused any problems so was hoping he'd be a bit easy with long term tenants...but seems like everyone is just going by market rate these days. BWSSB has been giving water cuts every other week already and the cauvery supply keeps getting disrupted...on top of that, Bangalore's AQI has been sitting in the poor range this month, around 110-130 regularly, which feels way worse than last year. Living in Richmond Town and every airport trip is the same pain....auto to MG Road or Majestic, then Vayu Vajra or cab via Hebbal, easily 60 to 90 mins depending on traffic. The Blue Line metro was supposed to connect to airport by Dec 2026 but now Silk Board to KR Puram itself is delayed, KR Puram to Hebbal pushed to 2027, and actual airport stretch maybe late 2027 at best...even from MG Road metro we will need to switch lines. Has anyone figured out a realistic timeline or are we stuck with cabs for two more years?

At some point you have to stop running the calculator...renting in Richmond Town means dealing with landlords every 11 mnths..agreement renewals, 10% hikes, and the constant fear of being asked to vacate. I bought in 2022 and yes EMI is heavy but the peace of mind is unreal. Plus your kids grow up in one home 🏠❤️

Comfort-wise, i'd choose Richmond Town because the footpaths are actually walkable and there’s less commercialization than Cunningham Road.. In Richmond, you still have that old Bangalore bungalow feel..

Depends on your office tbh 🤷🤷🤷 Cunningham Road if you work MG Road or UB City side, walking distance saves you 2 hrs daily...Richmond Town if you want quiet weekends and don't mind 10 min extra. Frazer Town only makes sense if you work Manyata or HAL side, otherwise traffic to reach there is brutal...🫤🫤🫤

BBMP doesn't maintain anything on its own, let's stop pretending...whatever gets fixed in Richmond Town is because RWA people chase them with complaints on Fix My Street app. Without that pressure, they won't even replace a broken tile. Your street's condition depends on how active your RWA uncle is, not on BBMP.🤷🤷🤷

Actually, the recent 26km walkaluru initiative through the city showed that Richmond Town still has some of the best continuous footpaths in Bangalore:) It’s better than 90% of the city but there are def small issues like electric poles blocking the way etc..

That 4.2 rating is daytime rating...😑😑😑 come to Norris road after 9.30 pm and see...everything shut, no one around, half the streetlights not working. I don't go out alone after 9 pm. Nothing happened to me but the empty road feeling itself is enough. No rating can show you that!! 🤷🤷

bro you have to hit the back lanes near Johnson Market. Everyone knows Fanoos, but have you tried the new artisanal bakeries popping up? There’s this tiny place called Serious Slice near Cunningham border...their sourdough game is top tier. I usually grab a coffee and a croissant there and just sit at Richmond Park for an hour...its so warm and cosy..

i'm one of the lucky ones I guess. My landlord only asked for 5%. Their reasoning was 'we don't want a new person who will complain about the old plumbing' lol.. if you're in an older bungalow style apartment,...use this maintenance card. Remind him that finding a tenant who doesn't mind the 90s floor tiles is hard..

Check your agreement first 📋 new rental rules say 3 mnths written notice needed before any hike...if agreement says 5%, they can't demand 10%. Also deposits capped at 2 mnths now. Know your rights before sitting at the table ✌️

Honestly my part of Richmond Town near Hosur Road side hasn't had major water issues...cauvery comes regularly and pressure is okay. I think it depends on which pipeline zone you fall under. My friend two streets away gets water only 3 days a week. Same pincode, completely different experience. BWSSB distribution is that random.

Richmond Town has zero groundwater left bro.. most of the old borewells here are officially dead as of this summer. If your apartment doesn't have a solid Cauvery connection..you're 100% dependent on the tankers..whch is honestly so stressful

Chennai, Kochi, Kolkata all have metro to airport already...we're the tech capital still booking cabs at 800-1000 one way. I've spent more on airport cabs in 2 yrs than what a second hand Activa costs. Embarrassing honestly!!!

bro I paid 1400 from Richmond Town couple months back. Two more years of this is going to bankrupt me. I’ve started taking the train from Cantonment to KIA..it’s only Rs. 35 and takes 40 mins, then a 10 min shuttle. Its way faster than sitting at the Hebbal crawl honestly

I own a 2 bhk in Richmond Town, bought it for 1.2cr few years back. Current market value maybe 1.8cr...but rent I get is only 35k per month...that's barely 2.3% yield. If I had put that same money in Sarjapur Road or Whitefield, I would be getting 40-45k rent on a much cheaper flat. Richmond Town is great for living, terrible for investment returns. Buy here only if you want to stay, not to earn.

been here for almost 3 decades and this whole apartment rates coming down is a bit of a myth...it’s mostly just older, 15+ year old buildings compared to the new luxury ones. If you look at projects like Sobha 25 Richmond or Mantri Blossom, they are hitting rs. 23k to Rs. 29k per sq ft in 2026 so if you aren't offering a private jacuzzi or a 4car park, then your property is sitting on the market!
