Apartment Association
See, in an apartment association, every owner has complete control over their flat/apartment and the only purpose of the association is to maintain the apartment complex and work towards achieving the welfare of the members of the association. This includes the collection of maintenance of common amenities, such as water supply, sanitation, maintenance of internal roads, street lighting and lighting of common areas and safeguarding the security of the residents of the apartment complex.
Society
Now, in a housing society, once it is formed and the transfer has been made, the entire land with apartments is transferred in favour of the society. The builder loses all control over the apartments. This forms a democratic organisation where flat owners/members control the society with no interference from the developers.
