The benefits of living in a housing society include increased security, a sense of community, and shared amenities. However, I've also witnessed over the years how easily things may deteriorate if problems aren't adequately resolved. The issues are real, ranging from parking conflicts to dishonest committee members. From my experience, I can share a couple of housing society problems and solutions for your reference.

What are Some of the Housing Society Problems and Solutions?

The 2 most valid problems that I have faced in my society are:

Parking Problems

Unless special arrangements are made for a fee, each member is given one four-wheeler parking space, whether it be for personal or business use. When space is restricted, allocation is decided by a draw. An owner is required to provide parking for the tenant if they rent out the apartment. Parking for visitors has been reduced from 25% to 5%.

Solution: Write the managing committee a formal grievance. Refer the matter to the Registrar, the Co-operative Court, or the Consumer Forum if it remains unresolved.

Corrupt Members of Committees

Power abuse includes inflated non-occupancy costs, fraudulent claims, unjust invoicing, redevelopment loan schemes, and misappropriation of funds.

Solution: The members have the ability to view all financial records. The society will be penalised Rs. 25,000 if it is denied. Make sure audits are conducted by authorised auditors, attend AGMs, designate a trustworthy internal auditor, and notify the Registrar or the court if corruption continues.

Members must elect ethical representatives, while committee members should act with integrity.

I have been living in a housing society for the past 6 years. I can share the most common housing society problems and solutions. One of the most common issues that I and my neighbours are facing is poor maintenance. I believe each housing society must have a good governance system that can resolve common issues to improve the resident’s overall quality of life.

What are the Problems of Housing Cooperative Society?

I have shared 3 most common housing society problems and their solutions:

Poor Maintenance

As I already said, the most common issues of a housing society that currently I am facing are poor maintenance that includes irregular cleaning, inadequate garbage disposal, malfunctioning elevators, neglected common, and improper waste management.

Solution:

  1. Recently, to supervise maintenance tasks, our society has recently formed a resident committee. This is done to set a planned cleaning and maintenance regimen into action.

  2. For routine maintenance, it is important to hire expert maintenance services.

Financial Mismanagement

This issue includes delays in collecting maintenance fees, improper financial documentation, and financial mismanagement.

Solution:

  1. Track spending and digitally collect maintenance fees using society management software.

  2. Keep open and transparent financial records that residents may view.

  3. To keep an eye on financial transactions, form an audit committee.

  4. Establish stringent guidelines to ensure that dues are paid on time.

High Maintenance Charges

The member must pay maintenance fees for some predetermined components, like electricity, water, and service. Nonetheless, it has often been noted that the governing committee unlawfully and arbitrarily charges members for excess fees on fictitious pretexts, such as fees for keeping pets, the use of elevators to move new furniture, etc.

Solution:

  1. Verify the maintenance charge computation, such as equal distribution, per-square-footage calculation, or hybrid charge, before entering into an agreement with the developer. 

  2. To find out what has to be paid lawfully, check your society's model bylaws. If you are being charged incorrectly, notify the managing committee.
