The process to calculate ground coverage area is:
Ground coverage area = (Maximum built up area at any floor / Plot area)x 100
MoHUA has come up with some regulations regarding ground coverage. Those are:
Residential plots
For a LIG plot of 30 sq mt: 75%
For a LIG plot of 30 to 50 sq mt: 75%
For a normal housing plot of 50 to 250 sq mt: 65%
For a normal housing plot of 250 to 500 sq mt: 55%
For a normal housing plot of 500 to 1000 sq mt: 45%
For a normal housing plot of 1000 to 1500 sq mt: 40%
For a normal housing plot of 1500 to 2250 sq mt: 33 ⅓
Group housing for min plot size of 2250 sq mt: 35%
I would suggest you to consult the authorities at KMC just to get a heads up on this. They can tell you what is the correct ground coverage area you will require. I hope this helps.

I have a 2 katha and 4 chatak land in kolkata which comes in a kmc area and the widhth of the road in front of ky premises is 16 ft. I want to to know how much of ground coverage I will get and i have a common passage on back and right side of my building
