Given the potential dangers involved in the registration procedure, obtaining DTCP approval is a crucial responsibility. The Department of Town and Country Planning must grant you authorization before beginning any construction project (DTCP).
Purchasing a plot without the DTCP's approval is not advised. As of right now, the government has issued an order prohibiting the registration of unapproved plots without first regularising them.
The panchayat can approve plots when the whole layout does not go over approximately 1/2 acre. Beyond that, it lacks jurisdiction. Get a DTCP sanction, you must. The panchayat gives its approval after sanction.

I bought land in 2012 now planning to build a house. The layout is not DTCP-approved. I am the first one going to build a house and it comes under panchayat. Can I start the building with panchayat approval? In that case, will I get an EB connection in future?
