What is the Process to Get a Khata for a Property?

  • The process begins by collecting all required documents, which usually include the registered sale deed, latest encumbrance certificate, previous Khata (if available), property tax paid receipts, occupancy certificate (for flats), identity proof (Aadhaar/PAN), and NOC if applicable.

  • Once documents are ready, you must fill out the Khata application form and submit it either online through the BBMP e-Aasthi (

    )  or offline at the BBMP office or Bangalore One centre.

  • Once payment is completed, the authority issues the Khata certificate and Khata extract, officially recording the property in your name. The entire process usually takes a few weeks, depending on verification and workload.

In recent years, applying for an e-Khata (digital Khata) has become common and sometimes mandatory, as it ensures transparency and easier tracking of property records. It is important to understand that simply registering a property does not automatically give you a Khata you must apply separately to update municipal records.
