How to Run a Tenant Credit Check?

You can contact a company which runs services to check the credit history of tenants. There are many such options available in India. These are TransUnion CIBIL, Experian, Equifax, and CRIF High Mark.

So, after you reach out to them, they’ll ask you for certain documents for the verification process. This verification is done to ensure you are the actual landlord of the property. They’ll ask you for the following,

1. A valid ID proof

2. They’ll verify your current address

3. Proof of your owning the property to be rented out

After all this processing is completed, the company will begin the approval process. This can take anywhere from 2 to 10 days. Once the approval process is completed, the credit check will be done. 

Apart from this, you can also ask the tenant to show the credit report themselves. However, I do not advise this as the report might need updating, and you should do a check yourself. 

Even if the tenant presents the report, you can refuse to accept it as per law. But yes, do check your state laws while doing so.

Tenant verification is very important. You cannot let anyone enter your house without proper verification. A credit score check will help you know about the tenant’s history of responsible borrowing, i.e., whether the tenant pays the debt on time or not. • The tenant’s name

• DoB of the tenant

• Address proof of the tenant

• Verify his/her current address

• Provide an identification proof

• Provide a document verifying that the property that is to be rented is yours

Do note that knowing a tenant’s credit score can help a landlord know

• Whether the tenant is a criminal or not

• Whether the tenant pays bills on time or not 

• And most importantly whether the tenant is suited to be given a house on rent or not
