Types of PMAY Scheme

The Pradhan Mantri Awas Yojana can be broadly classified into two categories. These categories are based on the area served by each of them. 

Pradhan Mantri Awas Yojana Gramin 

The PMAY Gramin scheme aims at providing affordable and accessible housing to the rural people in India (except for Delhi & Chandigarh). Under this scheme, the Union and State Governments share the cost of the housing units provided, the ratio being 60:40. In the North-Eastern States, the ratio of sharing the housing units is 90:10. 

Pradhan Mantri Awas Yojana Urban

Pradhan Mantri Awas Yojana Urban aims at providing pukka houses to the people living in the urban areas. At present, more than 43,000 towns have been covered under this scheme. This scheme was implemented in three phases:

  • Phase 1: Under PMAY Phase 1, 100 cities and union territories were covered. This phase was executed from April 2015 to March 2017. 
  • Phase 2: In PMAY Phase 2, over 200 cities and union territories were covered from April 2017 to March 2017. 
  • Phase 3: Under PMAY Phase 3, the Government of India has targeted all the left out cities and union territories to complete the implementation till March 2022.

  • The maximum subsidy applicable is Rs. 2.67 Lakhs per person. The total subsidy provided to the family is Rs 6 Lakhs. 
  • After this limit, the home loan interests will be applied. 

2. For Middle Income Group

  • The Annual income must range from Rs. 6 Lakhs to Rs. 9 Lakhs. 
  • A female will be appointed as the co-owner of the property.
  • If there is an adult member in the family, they will be considered a separate entity.
