Pradhan Mantri Awas Yojana, also known as PMAY, is an initiative by the Government of India to provide affordable housing to urban and rural poor by the year 2022. It was on 17th June 2015 when Prime Minister Narendra Modi announced PMAY to ensure housing for all by the year 2022 (also the 75th year of India’s Independence). This scheme comes under the Credit Linked Subsidy System (CLSS) to provide monetary support to eligible families of Lower Income Group (LIG), Economically Weaker Section (EWS), and Middle-Income Group (MIG – I & II). As the name suggests, Pradhan Mantri Awas Yojana – Urban (PMAY-U) was launched (in 2015) to ensure affordable housing for the poor in urban areas in different states and UTs. Currently, this scheme has 4,331 cities and towns listed under it. PMAY-U aims to work in three phases, they are:

Phase 1: We will be focusing on 100 cities and towns of selected states and UTs from April 2015 to March 2017

Phase 2: We will be focusing on 200 additional cities and towns of selected states and UTs from April 2017 to March 2019

Phase 3: We will be focusing on the remaining towns and cities from April 2019 to March 2022

Beneficiary List of PMAY-U

  • PM Awas Yojana – Urban is for the poor living in urban spaces including slum dwellers. 
  • An eligible household must include a wife, husband, unmarried son/s and unmarried daughter/s.
  • This scheme includes people from the Lower Income Group (LIG), Economically Weaker Section (EWS), and Middle-Income Group (MIG) of cities and towns.
  • Women who belong to EWS or LIG groups.   
  • According to the data given by the Ministry of Housing and Urban Affairs, as of July 1, 2019, there are 83.63 lakh sanctioned houses, 26.08 lakh completed houses, and 23.97 lakh occupied houses under the PMAY-U scheme in all states and UTs.

Formally, Indira Awas Yojana (IAY), this scheme was renamed in 2016 Pradhan Mantri Awas Yojana – Gramin. PMAY-G aims at the rural poor population to give them access to housing facilities excluding Delhi and Chandigarh. Under this scheme, the Central and State governments must share the cost of the development of these housing constructions. The ratio of which is 60:40 for the plain regions and 90:10 for the hilly regions.

Beneficiaries of PMAY-G

PMAYG beneficiary details are as follows.

  • Scheduled castes and scheduled tribes. 
  • Non-SC/ST and minorities under BPL.
  • Widows or next to keen ex-servicemen, those who were killed in action, paramilitary service, and of those who are under retirement scheme.

The data provided by the Ministry of Rural Development show that 1,03,01,107 houses have been sanctioned under this scheme in all states and UTs.

The PMAY scheme eligibility is dependent on the following criteria:

  • Households having an annual income of up to Rs. 12 lakhs are eligible to apply for this scheme.
  • A beneficiary, including his/her family members, must not own a Pucca house in any state of India.
  • In the case of a married couple, they can apply for joint ownership or any one of them can avail of the loan subsidy.  

Following are the eligibility criteria for the PMAY-G scheme:

  • The beneficiaries or any member of the household should not have a Pucca house in any part of the country. 
  • The family should not own a two-wheeler, three-wheeler, or four-wheeler.
  • The family must not have a fridge or landline service.

  • PMAY is aimed at facilitating affordable and accessible housing facilities to the poor in Indian urban and rural spaces, including those who are living in slums by 2022.

On the other hand, under the PMAY-G scheme, the government is providing financial support of up to 1.2 lakhs in the plain region, and up to Rs. 1.3 lakhs in the hilly and North-East region. The minimum carpet area under this scheme is 25 sq m. At the same time, each beneficiary is entitled to receive a fixed amount of Rs. 12,000 to build toilets. The beneficiaries also have the freedom to choose house design based on the region, climate and culture.

PMAY-U:

If you want to apply for the PMAY -Urban online, all you need to do is:

  • Log into the PMAY-U website: https://pmaymis.gov.in/
  • Choose between ‘Slum Dwellers’ and ‘Benefits under 3 Components’ from the Citizen Assessment section
  • Enter your Aadhar Number
  • Fill in all the details carefully
  • After filling in the details, scroll down, fill in the captcha and click the submit button

PMAY-G

The beneficiaries of this scheme are selected based on the report of the Socio-Economic Caste Census (SECS) automatically. However, you can still apply for PMAY-G. If you want to apply for PMAY – Gramin online, just follow the following steps:

  • Log into PMAU-G website: https://pmayg.nic.in/
  • Fill in all the required details
  • Enter your Aadhar number and search for the beneficiary’s name
  • If you find the name, click on “Select to Register”
  • Verify the auto-filled details and add if needed
  • Provide your consent form, details of your bank account, MGNREGA number and Swachh Bharat Mission number
  • Your registration number will be generated

If you have already applied for PMAY subsidy and want to check PMAY application status online, the following are the steps you need to follow:

PMAY-U

  • Visit the official website of PMAY-U
  • Enter your citizen assessment status
  • Track your status, submitting Assessment number or Application number or Father’s name and your registered mobile number

PMAY-G

  • Go to the PMAY-G website with the beneficiary list
  • Provide your registration number
  • Click on the Submit number to track your status

Documentation Requirements for Pradhan Mantri Awas Yojana

Here is a list of all the required documents required for PMAY Application:

  • Driving License/ Passport/ Life Insurance Policy and Certificate/ Birth Certificate/ Pan Card/ School Leaving Certificate/ Copy of your passport/ Life Insurance Policy/ Birth Certificate/ School Leaving Certificate.
  • Cumulative Affidavit signed by all the members of the family stating nobody in the family owns a pucca house. 
  • Agreement for the development of the property between the applicant and the builder. 
  • The declaration for a property under construction along with the certificate stating the property’s current valuation. 
  • Identity Proof Documents like Aadhar card, PAN card, Driving Licence and Voter’s ID. 
  • Bank Statement of the applicant along with the property registration documents. You will require a copy of the property tax receipt as well. 
  • Proof of income and address proof copy for all the members of the family. A copy of the salary slip document and Form 16 is required.
  • Income Proof papers – a copy of your last six months’ salary account bank statements
  • Existing loan information will be delivered via bank statements.
  • A cheque for the Processing Fee – To be granted from a salaried customer’s salary account or a self-employed customer’s company account NOC from a Competent Authority or any Registered Housing Society
