Kaikondrahalli is a locality located in the southern part of Bangalore. Kaikondrahalli PIN code is 560035. It is well connected to nearby areas like Marathahalli, Ambalipura, Adarsh Palm Retreat and Kasavanahalli. There are some major IT hubs like Bren Celestia, RMZ Ecospace and Ecoworld. Kaikondrahalli Lake and Saul Kere are popular places with good walking trails for joggers.
Kaikondrahalli has a rich history dating back to 1637 when Chikka Papa Reddy built a mud fort, laying the village's foundation. However, over time, as Bangalore evolved into a central IT hub, Kaikondrahalli also experienced significant changes starting in the late 1990s. As IT parks like RMZ Ecospace appeared in nearby areas, the village transformed into a cosmopolitan residential locale.
From being a cluster of farms and towns, today it presents a contrasting picture as a developing neighbourhood with modern apartments, malls, and connectivity. This progression has placed it on the real estate map for property seekers.
Kaikondrahalli Bangalore houses a large working population of both young IT professionals as well as executives. Their fast-paced lifestyle is reflected in the cafes, restaurants, and hangouts that dot the area. However, traces of the village roots remain with a sizable local Kannadiga population as well.
This is one of the best places to live in the area. It offers excellent connectivity options and serves as a hub for entertainment and leisure. There are also plenty of residential choices available, making it a convenient and enjoyable place to stay.
Living in Kaikondrahalli has been a good experience so far. It's right next to Sarjapur Road, so I can get to my coworking space in Bellandur in 15–20 minutes. There's a lot of greenery around the lake area, and walking there in the mornings is refreshing. Traffic's a bit heavy during office hours.
Kaikondrahalli has excellent appreciation potential because of its location on Sarjapur Road. The demand from IT tenants is always strong here. I’ve rented out a 2BHK flat, and it hardly stays vacant. Connectivity is decent, and civic amenities are slowly improving.
We own a flat in one of the smaller apartment blocks off Sarjapur Road. It’s always easy to find tenants. They are mostly working people or small families. There’s a strong community feel here, and day-to-day things are accessible. Water can be an issue in summer, but we manage.
This area has become quite popular. Lots of gated communities and apartments now. We have gyms, supermarkets, and pet clinics all within walking distance. Auto guys overcharge sometimes, but cabs are easy to get. The Kaikondrahalli lake nearby is a big plus.
Visited my daughter who stays in an apartment near Kaikondrahalli Lake. The lake was clean, and walking there felt calm. Local shops were nearby, and streets were not noisy. Good place for young families.
The rental market here is stable, especially with IT professionals. It’s not as crowded as HSR or Bellandur, but close enough to get the benefits. Ongoing infrastructure work may slow things for a bit, but in the long run, this area has solid potential.
We’ve been living here since before all the big apartments came up. Earlier it was more of a village-type feel, now it’s developed a lot. Roads are wider now, and there's drainage and street lights.
Locality is good. With road and other infrastructure is being built traffic is another big problem on the Sarjapur road.
