I have been renting here for almost a year now, and what really struck me was the peaceful vibe. The streets are lined with coconut and other mature trees but there’s not much nightlife here. No pubs, no late-night cafés.

There’s constant demand from people working in Hebbal, Yelahanka, or even GKVK campus. I’ve never had a long vacancy period, and rent yields are decent for an emerging locality.

I bought a plot here in 2017 and today it’s not explosive growth, but the appreciation is consistent and reliable. But if you’re looking to rent to expats or high-paying techies, you won’t get Hennur-level rents here.

For groceries, we manage with small local stores or drive out to Esteem Mall. But there’s no big bazaar or mall within walking distance. Swiggy and Zomato work, but not all restaurants deliver here

Roads have potholes, and drainage isn’t the best. During heavy rains, some internal lanes get flooded. Streetlights are not adequate too as some inner lanes get dark after 8 pm. It’s livable, but don’t expect Koramangala-style civic maintainence.
