For Buyer
When a co-owner wants to walk away from their share in a jointly-held property without being paid for it, a release deed is the document that makes that exit official. We draft and register it so the remaining owners hold clear, undisputed title going forward.

A release deed is used when someone who holds a share in a property chooses to give it up in favour of the other co-owners. A common situation is a sister releasing her share in the family house to her brothers, or one legal heir releasing their share in an inherited flat so the remaining heirs can sell or take a loan against it cleanly.
The deed must identify the property and the exact share being released, name the person releasing and the people receiving it, and state whether any money is being paid. Releases normally happen between people who already have a joint interest in the same property, such as co-heirs or co-owners, and that relationship affects how the document is treated for stamp duty. In many states a release among family members attracts lower duty than an outright sale of the same share.
A release is permanent, so the person giving up their share should understand that they cannot take it back. That is why we explain the consequences before drafting. A release deed is not the same as a gift deed, and the wrong label can lead to the wrong stamp duty and sometimes to a dispute about what was actually transferred. We draft the release deed, advise on stamping and register it at the Sub-Registrar's office so the remaining owners hold clear title afterwards.
