₹4,999An independent, on-site valuation of your property's fair market price.
For Buyer
Whether you're negotiating a purchase price or need a number your bank will accept for a home loan, a gut-feel estimate rarely holds up. An independent valuer visits the property, compares it against recent sales in the area, and issues a formal valuation report you can use at the negotiating table or while applying for financing.
An independent, on-site valuation of your property's fair market price.
Asking price and market value are rarely the same number. Sellers price on hope, brokers price on whatever sold nearby last month, and banks price on their own formula. A property valuation report puts one documented figure on the table, arrived at by an independent valuer who has no stake in the deal.
The valuer inspects the property and looks at its location, age, built-up and carpet area, construction quality, floor, amenities and the condition of the neighbourhood. That is compared with recent registered sales and current listings of similar properties nearby, and where it matters the land and building components are assessed separately. The report records the method, the comparables used and the resulting value, and the valuer signs it.
People usually order one for one of three reasons: to negotiate a purchase with something firmer than a hunch, to support a loan or top-up application where the lender wants a valuation, or to settle a figure for a family partition, gift or inheritance. It helps to know that a valuation is different from the guidance or circle rate used to calculate stamp duty. The two can be far apart, and a valuation report does not change the duty payable. The figure reflects market conditions on the date of inspection, so it should be refreshed if a deal drags on for months.
