₹14,999Trace and procure the deed that started your property's ownership chain.
For Owner
Older properties are often asked to produce the 'mother deed' — the earliest traceable document in the ownership chain — before a bank or buyer is satisfied with the title history. We trace back through registrar records to procure it, even when the property has changed hands several times since.
Trace and procure the deed that started your property's ownership chain.
In property circles, the mother deed means the earliest document in the ownership chain that you can trace, the one from which the later transfers flow. Sometimes it is a sale deed from decades ago, sometimes a grant, a partition or a conversion order. Lawyers and banks ask for it when they want to be sure the first link in the chain is sound.
The older the property, the more likely someone will ask for it, and the harder it is to find. Original copies get lost in family moves, and many sellers hold only the latest sale deed. A certified copy of an old registered document can be obtained from the Sub-Registrar's office where it was registered, but you need the right details: names, year, document number and the village or survey number, which may have changed since. Records from before computerisation sit in physical volumes, and in some districts they are in poor condition.
We trace the document using whatever information you have, such as the Encumbrance Certificate, later deeds that refer to it, or revenue records, and apply for a certified copy. Where the ownership chain has a gap, we flag it so that your title opinion deals with it. Availability depends on what the registration office still holds, and we will tell you plainly if a record cannot be found. Mother deed procurement is commonly paired with a legal title opinion for older houses, layouts and agricultural land.
