This is of course a big and positive move for the city which will bring in a lot of development in all areas. Let me share the information in detail with you. Faridabad Master Plan

Faridabad will be undergoing a major change as part of the master plan. On 20 September 2023, Haryana’s Chief Minister, Manohar Lal Khattar, approved a new master plan for Faridabad. This will be called the Faridabad Development Plan 2031.

This is being done with the view to provide better accommodation facilities to the growing population of Faridabad. The satellite city is seeing consistent growth in its population, and this project will improve the connectivity, infrastructure, security aspects and more. 

By giving a thumbs up to this plan, the Chief Minister has approved a total budget of 878.23 crore rupees for the financial year 2023-24. Let me share the details regarding the residential plan under the project. 

Residential Plan

According to the 2031 development plan, an area of 14328 hectares has been proposed to be allocated for the residential units. Keeping the 2031 population in mind, an average of 300 hectares per person has been proposed for the development of the residential project. In areas close to industries, the proposed figure is 600 hectares per person. In sectors 119, 143 and 146, only group housing projects will be given permission. In sectors such as 99, 112, 122, 139, 143, 146 and 156, a proposal of 1125 per hectare has been made. This is done to build smaller flats in these sectors for low and medium-income groups. As per the guidelines, the land width should be at least 12 meters. In a residential colony, the area for a park should be no less than 2.25 square meters per person.

Commercial Plan

As far as the commercial plan goes, an area size of around 2069 hectares has been proposed. Sectors 100, 120 and 154 have been included in the commercial sectors. These areas have been proposed along the sector roads so as to eliminate the chances of residential properties being converted into commercial ones.

What are the Key Factors of the Greater Faridabad Master Plan 2031?

  • The committee has suggested a 60-metre-wide road with 12-metre-wide service roads spaced 1 km and 1.5 km apart (designated as V-2 on the attached map) to improve the local transportation infrastructure.

  • The comprehensive master plan calls for a 75-metre road to connect the KGP motorway to sectors 121 and 132, as well as a 100-metre road with a 100-meter green belt on either side.

  • Both the eastern and western sides of the railway line are planned to have overbridges, including the bridges over Sarai Khawaja-Suraj Kund Road and Mewla-Maharajpur Road. At the intersection of the Delhi-Mathura Railway line and the 75-metre-wide eastern periphery road, another overbridge will be built.

  • A dedicated freight route from Mumbai to Dadri will pass through Faridabad, with 12-meter-wide service lanes on either side and a 50-meter-wide green belt encircling the area.

  • To enhance access to Noida, the design also has two connectors from the outer periphery road close to sectors 92 and 95.

  • To improve transit alternatives, metro connectivity would be extended from Ballabgarh to Sikri, travelling via several different sectors along the bypass road.

  • The Master Plan 2031 prioritises the preservation of monuments and heritage sites to safeguard historical assets.

  • On the Haryana Power Generation Corporation Limited (HPGCL) property close to Mujesar, a special zone—two—for residential and commercial uses is being suggested. This will provide the urban development of Faridabad a distinctive dimension.

  • On the eastern bank of the Agra Canal, a road of 75 and 90 metres is suggested to be built, linking Prithla, Faridabad, Noida, and Greater Noida.
