What Do You Mean by Khata Endorsement?

In simple terms, it is not the Khata itself, but a formal communication from the authority explaining whether your Khata request is approved, rejected, pending, or has any issues.

  1. When you apply for any change, such as transferring Khata after buying a property, the authority reviews your documents. They may issue a Khata endorsement if something is incomplete, disputed, or not compliant.

  2. This endorsement acts as written proof of the authority’s observation or decision regarding your application.

  3. For example, if your property lacks proper approvals, has unpaid taxes, or falls under irregular categories, like B Khata, the municipal body may issue an endorsement stating the reason for rejection or required corrections instead of directly granting the Khata.

  4. In many cases, it may also guide you on what steps to take, such as clearing dues, submitting additional documents, or regularizing the property before a valid Khata certificate can be issued.

  5. Additionally, Khata endorsement is commonly seen in Khata transfer cases, where the civic authority verifies ownership changes after sale, inheritance, or gift.

When I applied for the Khata registration, I came across this “Endorsement” term which I wasn’t aware of.  Then I consulted one of my lawyer friends to know about it. He said we get an endorsement or notice from the authority in case they need additional documents. I will share with you in detail what he told me about what is Khata endorsement.

What is BBMP Khata endorsement?

Khata endorsement is basically a notice given to you in case the authority needs you to submit any documents for Khata approval. Let’s understand it in a better way with the following example.

Consider you applied for the Khata registration. Then a professional will add your property information to an online register after obtaining your application. Following that, the document will be sent to a Manager, who will immediately recommend it to a Revenue Inspector (RI). After that, your property will be inspected by this authority. The Assistant Revenue Officer (ARO) will then get a report from him that includes his suggestions. The ARO will either accept or decline the presented applications for properties under 4000 square feet. Documents for properties larger than 4,000 square feet will be delivered to the zonal joint commissioner.

The professional will prepare a notice or an endorsement and send it to the manager based on whether it is accepted or rejected. If you are asked to provide any additional papers, an endorsement will be sent. A notice with the property tax amount due will be delivered to the applicant if the khata is registered. This will be examined by the manager, who will then submit it to the ARO for his approval. The authorised employee at the facility will then send the papers to you. This indicates that the BBMP has legally registered your property.

The BBMP has implemented a Single Window System where requests are reviewed and approved. You won't need to pay anything at this point outside the administration fee. 2 percent of the value of the stamp paper is the admin fee. You can use demand drafts (DDs) or cheques to pay this cost.
