How can I Check if a Pune Area has Too Many New Launches?

  1. I started checking the number of new projects in the area. I looked at property websites and compared how many new flats were being launched every few months. I also checked the size of these projects and the number of flats they offered. If many builders are launching thousands of flats in the same small area, it can be a sign of oversupply.

  2. Next, I checked how quickly the available flats were selling. If new projects are launching often but many flats are still unsold, buyers have more choices. Builders may then offer discounts, flexible payment plans or other benefits to attract buyers. This can make it harder for existing properties to increase in price.

  3. I also compared prices of new and older projects in the same area. If prices have stayed almost the same for several years despite many new launches, it may show that demand is not growing fast enough.
