A Gift Deed is a legal document used to transfer movable or immovable property from one person, called the donor, to another person, called the donee, without monetary consideration. You cannot complete the final registration entirely online. Below, I have shared how to get a registered gift deed online.

How can I Get a Registered Dift Deed Online?

Gift deeds for real estate must be physically signed and registered at a Sub-Registrar's Office (SRO) in accordance with Indian law, even though you can draft and pay stamp duty online. Here is the process:

  1. The first step is drafting the deed with complete details of the donor, donee, the relationship between parties, property description, ownership declaration, and gift acceptance clause.

  2. The property schedule must clearly mention the survey number, the khata number, the boundaries, dimensions, and address of the property. 

  3. After drafting, the applicable stamp duty and registration charges must be calculated according to the state laws. It is because charges differ depending on whether the transfer is between blood relatives or non-family members.

  4. Once the draft is prepared online, parties must upload identity proof, PAN card, Aadhaar card, passport-size photographs, and property ownership documents, including the Mother Deed, Encumbrance Certificate, tax receipts, and khata records if required.

  5. After online submission, an appointment is scheduled at the jurisdictional Sub-Registrar's Office.

  6. The donor, donee, and witnesses must appear for biometric verification, digital signatures, and final registration.

  7. Finally, the registrar verifies the documents, records the transaction, and officially registers the Gift Deed under the Registration Act.
