I recently got my big modular kitchen (12 x 15 ft) renovated with an island layout, and I got the minimum pricing of Rs. 7 lakh. A mid-to-premium structure with quality materials and finishes typically costs around Rs. 6 to Rs. 8 lakh for a 180 sq ft kitchen. 

Let me share the cost breakdown that I received from a professional designer. Here are the details:

  • Kitchen size: 12 × 15 ft = 180 sq. ft.

  • Layout: Island kitchen (extra cabinetry + countertop)

  • Configuration: Base units + wall units + island + accessories

Here is the detailed cost breakdown of Rs. 7 lakh:

  • Labour charge: Rs. 40,000

  • Cabinets (Base + Wall + Island Units): Approximately Rs. 3 Lakhs.

    • Material: It includes HDHMR (High-Density High-Moisture Resistance) with a laminate finish.

    • Cost: Approximately Rs. 2,500 per sq ft.

  • Countertop (Main + Island of approximately 50 sq ft): Rs. 15,000. The material used for my kitchen countertop was granite, and it cost me Rs. 300 per sq ft.

  • Hardware and Accessories: It includes hinges, channels, tandem drawers, baskets, pull-outs, and overall, it costs me around Rs. 80,000.

  • Backsplash (Wall Dado Tiles): It includes both the cost of tiles and installation, with a total estimated cost of Rs. 25,000 to complete the kitchen wall protection and finishing work.

  • Electrical and Plumbing Work: Rs. 30,000, covering wiring, sockets, and sink adjustments.

  • Appliances: They include a chimney, a hob, a built-in oven, etc., with a total cost of around Rs. 1.2 lakh.

  • Island setup cost: It includes storage, countertop, and fittings, totalling around Rs. 70,000.

  • Miscellaneous cost: It includes transport, wastage, finishing, and GST, totalling Rs. 20,000 overall.

Adding it all up gives you a Rs. 7 lakh budget for a 12 x 15 ft modular kitchen.
