The number of floors which can be built on a piece of land is built as per the authorization of local authorities and their criteria. One of the main calculations which is considered before deciding how many floors can be built in Bangalore is the calculation of FAR (Floor Area Ratio). I will explain what is FAR to you and how it determines the number of floors to be built in Bangalore on a piece of land. What is FAR? Floor area ratio is the ratio of total usable area in a building to total area of the plot. The FAR is calculated by municipal authorities based on various factors such as height of building, land area, width of road etc. It was noted in 2015 that the builders used to get varied FAR authorization by the municipal bodies as the width of the road was different at some points in the same road. This would allow them to construct high rise buildings while others found themselves in restrictions. Thus, to avoid any confusion BBMP decided that the FAR would remain uniform on a road which has various widths. How many floors can be built in Bangalore? As I mentioned above, it depends on the FAR but let me give you an example. Suppose FAR is 1.11 in an area and the land area is 45000 sq ft. on which the builder plans to construct flats of 10000 sq ft on each floor. So the number of floors allowed will be: FAR = Total usable building area / gross area of land on which the building is constructed 1.11 = (Floors x 10000)/ 45000 Floors = 5

To understand how many floors allowed in Bangalore you need to understand the guidelines if FAR. Now, the full form of FAR is Floor Area Ratio. Floor area ratio in Bangalore is calculated by municipal authorities. If you fail to follow the guidelines of FAR your property can get demolished. So, if you are living in Bangalore, you need to follow the BBMP guidelines. Let us understand how many floors are approved by BBMP. 

How many floors can be constructed in 1200 sq ft in Bangalore?

I will consider the length as 30ft  and 40ft as the breadth. So, 30x40 = 1200 sqft.

The number of floor depends on:

  • Road width.

  • Height restriction.

  • If it’s Residential / Commercial.

  • Setbacks.

As per the rules of BBMP a builder can construct Stilt+G+ Floors on a 30×40 site in Bangalore. The Stilt area should be considered parking. 

Now, I will introduce a new term called Akrama Sakrama.

It is a guideline prepared by the Government of Karnataka to identify building violations or building deviations.

As per FAR guidelines for a 30x40 site, the floor area ratio in Bangalore should be 1.75 . This means a builder can construct G+2/Stilt+G+2 Floors as per the guidelines.

Building height restrictions in Bangalore:

According to Section 9(a) of the Aircraft Act of 1934, construction of any vertical structures is limited to a maximum height of 45 metres in this zone. The height above Mean Sea Level at the reference point and 45 metres above ground level are the maximum heights permitted in this area.

So, you want to know about building bye laws Bangalore. Well, there are a few factors which help to determine the number of floors in Bangalore. Those are:

Since Pankaj, Sunaina, and Roshni have already mentioned building height restrictions in Bangalore I will share my perspective on BDA plots and how many floor house one can construct on them. 

  How many floors can we build in Bangalore BDA plots?  

As per the BDA guidelines FAR for plot 60 x 40 would be 2.25.

 

If we consider the width of the road is 40 ft and depth of the site is 60 ft then,

 

Set back on either side would be 8% of 40ft = 3.2 ft approx.

Set back on the back side would be  8% of 60ft = 4.8ft approx.

Set back on the front side would be 12% of 60ft = 7.2ft approx.

 

Let's consider the entire plot to be 1730 sq ft where the house would be constructed.

 

Each floor will have 10 ft height as per BDA guidelines. 

The above SetBacks are applicable only for height less than 40ft.

 

This means you can construct 4 floors that are G+3 floors.

Coming to the major question that most homeowners have, how many floors are allowed in Bangalore? To my knowledge, G+3 floors can be built in Bangalore. However, it also depends on built up or plot area.

How many floors are allowed to be built in Bangalore?

The floor space index (FSI) of Bangalore is the criteria that determine how many floors a person or developer can build on a specific plot of land. As Ana mentioned, to get the FSI you need to divide the entire built-up area by the total plot area. 

  • The circular stated that the builders receive the FAR of 2.25 to employ high rise, only if the road width is 12.05 meters (40-foot fraction).

  • However, the FAR will now be rounded off to 1.75. This indicates that Ground+3 levels are allowed for construction in Bangalore.

  • Moreover, in Bangalore, assuming the builder has all the required approvals from BBMP, it is legal to build a G+4 storey structure on a 60x40 site.

However, the Bruhat Bengaluru Mahanagara Palike (BBMP) and the Bangalore Development Authority (BDA) are in charge of overseeing multi-story building projects in Bangalore. According to the 2015 master plan revision, a site may have up to four stories built on it, including the ground level (G+3 floors).
