A Khata is only a municipal tax record, but to update that record in the buyer’s name, BBMP requires documentary evidence showing that ownership has legally changed through registration at the Sub-Registrar’s Office.
In normal property sale transactions, an unregistered sale agreement, a notarized document, a GPA, or a possession letter is usually insufficient for permanent Khata transfer.
