Khata transfer applications in Bangalore are commonly rejected due to documentation errors, ownership mismatches, unpaid property taxes, legal disputes, or non-compliance with BBMP regulations. Since BBMP and the new e-Khata system digitally verify property records, even small mistakes can delay or completely reject the application. Below, I have shared more common reasons for Khata transfer rejection.
Why is E Khata Rejected?
- Incorrect Documentation
One of the biggest reasons for rejection is incomplete or incorrect documentation. Missing sale deeds, old Khata certificates, Encumbrance Certificates, tax receipts, Aadhaar mismatches, or incorrect survey numbers often trigger objections during verification.
Authorities carefully cross-check details across all records, and any inconsistency in names, property dimensions, or ownership history may result in rejection.
- Pending Tax
Another major reason is pending property tax dues or mismatched tax records. BBMP generally does not approve Khata transfer if taxes, penalties, or betterment charges remain unpaid.
In many cases, owners may have paid taxes, but the payment records do not correctly match the PID or assessment number in municipal databases, creating technical objections.
- Improper Approval
In some cases, Khata transfers are rejected because the property itself is ineligible. Revenue sites without proper approvals, lakebed properties, encroached land, and properties without sanctioned layouts may not qualify for A-Khata or e-Khata transfer.
- Legal Violation
Legal and planning violations are also common causes of rejection. Properties involved in court disputes, inheritance conflicts, unauthorised layouts, zoning violations, or illegal constructions often face scrutiny.
Technical issues in the online e-Khata process are increasingly causing delays as well. Applicants frequently face Aadhaar linking problems, missing co-owner details, low-quality scanned uploads, duplicate Khata records, and EPID mismatches.
Even minor spelling differences between Aadhaar and sale deed records can automatically place applications on hold in the BBMP digital verification system. These are common reasons for Khata transfer rejection.
